Homla leases space at P3 Błonie park

Developer P3 has begun construction on the second part of warehouse number 17 at the P3 Błonie park, covering an area of over 21,383 m2, which will be occupied by Homla – a brand offering interior design products both in brick-and-mortar stores and online. At the same time, the developer is finalizing the construction of the first phase of the same building, covering an area of 17,600 m2, which will soon be occupied by one of the largest online bathroom furnishing stores in Poland - 123 Łazienka.

„The excellent location of the P3 Błonie park near Warsaw, as well as its close proximity to roads enabling quick access to other parts of the country, makes it a popular choice not only for logistics operators but also for companies representing other industries. This is yet another agreement with representatives of the broadly defined interior design segment that we have concluded this year. According to statistics, in 2019, revenues in the home decor segment in Poland amounted to approximately 535 million dollars, and by 2024, the market value is expected to nearly double. These growth rates are many times higher than in Europe, which shows that this is a very dynamically developing market segment, further supported by the growth of e-commerce.” - explains Zbigniew Smyczyński, Senior Leasing Manager at P3 Logistic Parks in Poland. 

The new facility for Homla will serve as a central warehouse, from which both deliveries to brick-and-mortar stores in shopping centers and online orders placed by individual customers will be handled. In the dedicated facility, the company will consolidate operations previously conducted in an area more than twice as small, across two other warehouses located within the park near Warsaw.

„Due to the dynamic development of our business, we decided to significantly increase our occupied space and move all operations to a single warehouse, designed and built specifically for us. We are pleased that P3 proposed solutions tailored to our current needs, while also taking into account our potential growth in the near future, providing us with the possibility of further expansion.” - says Michał Giebel, Logistics Director at Homla. 

The building will have a non-standard height – 12 m clear height, a reinforced floor with a load capacity of 7.5 t, and the highest fire resistance class, which will allow for the installation of a multi-level mezzanine in the future. The facility will be built in accordance with BREEAM certification requirements at the 'very good' level. PIR core panels will be used in its construction to provide more effective insulation from external factors. Energy-efficient LED lighting with an automatic control system will be installed in the warehouse. The building will also be equipped with greywater recovery systems.

The general contractor for the facility, which is scheduled for completion in Q1 2022, is Kajima Poland.

The P3 Błonie park is located just 27 km west of Warsaw, at the intersection of national road no. 92 and the A2 motorway (which is part of the E30 European transit route). The park consists of 14 buildings, which, in addition to typical warehouse space, also include cold stores, freezers, and a data center.
