Ideal Idea City Park to grow. Tenants for new warehouses already secured

Ideal Idea is intensively carrying out the 3rd stage of City Park on the border of Warsaw and Raszyn at 81 Mieczysława Słowikowskiego St. - This will be one of the few new logistics and industrial parks this year to receive an occupancy permit in the capital. The facility's undoubted advantage is its location right at the administrative border of Warsaw – says Ideal Idea CEO Jędrzej Dużyński.

Construction of the 3rd stage is proceeding according to schedule. Following the four halls of stages I and II, halls H5 and H6 of stage III are currently being built. City Park is a modern office and warehouse park offering modules with a usable area mostly ranging from 400 to 1000 sqm. For capital-based businesses, both facts – the investment address and the completion date of construction works later this year – will be important factors determining the pace of the facility's commercialization.

- Our experience shows that these are spaces currently in very short supply on the market and are being intensively sought after in the Warsaw area – reports Aleksandra Kołbon, Head of Leasing at Ideal Idea. - Undoubtedly, our advantage, besides a very good location, is the flexibility of the space. Our facilities can be configured at will, which significantly increases their functionality – adds Kołbon.

In total, the halls will offer 9,000 sqm of warehouse, production, and office space in Class A standard. The general contractor is Ideal Idea. The owner of the 3rd stage – just like the entire City Park – will also be Ideal Idea.

- We have leased Hall H5 in its entirety to one company. In Hall H6, only one module remains vacant, and negotiations for its lease are underway. As before, our facility is of interest to both foreign companies and Polish firms operating on the international market that are in a phase of intensive development. These are companies that, in addition to halls, also need representative offices that are in no way inferior to Class A in terms of technical, architectural, and functional aspects. Our partners are pleased that we are not recording construction delays, because in conditions of significant turmoil and irregular deliveries in the construction market, we were able to properly take care of all materials needed for the planned implementation of the investment – says CEO Jędrzej Dużyński.


 Hall H5 will open its doors on January 2, 2023, while H6 will launch on March 23 next year. Aleksandra Kołbon summarizes the investment implementation and negotiations with tenants – We want to be close to our tenants and have a good understanding of their needs. For us, a holistic approach to business partners and ensuring them the highest standard of service on a daily basis is key, thanks to which we can expect rapid commercialization. Our goal is to close this stage even before the completion of construction works within the 3rd stage - she says.

Its 4th stage is planned with a new hall of 9,000 sqm. Its commissioning is planned for the 4th quarter of 2023. The facility will soon gain a photovoltaic farm, thanks to which service charges incurred by tenants can be reduced. The entire completed park will undergo BREEAM certification in the future, as the facility has been built from the beginning under strict regimes conditioning the highest possible BREEAM score.
