The last company to complete the commercialization of City Park is Valentis Polska, an international pharmaceutical manufacturer and one of the leaders in the nanotechnology industry in medicine. Maxon Nieruchomości advised the company on the lease in this facility.
Although the Ideal Idea City Park near the capital was supposed to be a two-stage investment, the investor changed plans, purchased additional land, and will start the expansion of the warehouse park in Raszyn later this year.
At City Park, we leased 19,500 sqm of warehouse and office space in record time, with the latter in class A office standard. Thanks to good cooperation with consulting firms serving the logistics park market, the commercialization of this facility began even before we entered the construction site – says Jędrzej Dużyński, CEO of Ideal Idea Formad. - The great success of City Park is multifaceted. We placed huge emphasis on the ecology of City Park – says Jędrzej Dużyński. - City Park will indeed be certified under BREEAM, but for us, every detail counts. In City Park, we planted a great many plane trees. The carefully maintained green area on this property also has other plantings. We regulated the banks of the local stream flowing through our land and built a pedestrian bridge over it in the style of Japanese gardens. We want the employees of this facility not to feel that they only come to offices and warehouses every day, but for ecology and care for the extensive greenery to have a positive impact on their well-being – concludes the CEO of Ideal Idea Formad.
The company is gaining more tenants year by year who, when choosing a new location, pay attention to greenhouse gas emissions by warehouse parks. Most often, such requirements are held by corporate clients for whom the requirement to reduce their carbon footprint is a global policy of their organization. Ecological buildings generate savings for tenants, even in the case of electricity or heating bills. In City Park, in the office parts, double-chamber windows with high thermal insulation are standard. Modern sandwich panels from which the halls are built have half the heat transfer coefficient compared to panels produced just a few years ago. Nearly 70 percent of the materials from which these panels are made are recyclable. Another ecological solution is the switch to LED lighting on all surfaces. This has a real impact on reducing heating costs for tenants.

However, we managed to buy additional land next to the current City Park in Raszyn. We were one of the precursors of the SBU concept in Poland, and we are certainly the national leader in the concept of buildings combining warehouse functions with high-quality class A standard offices. We work for entities needing space in the LMD logistics model. The market strongly signals that both our way of constructing halls and our business model are highly desired. Hence, in the fourth quarter of this year, we are starting the construction of the third stage of the City Park near the capital. The expansion consists of two buildings with a total area exceeding 8,000 sqm in our classic module system of approx. 550 sqm with an adjacent class A standard office – informs CEO Jędrzej Dużyński.
