Ideal Idea City Park with another new tenant

     EG Electronics is another company choosing City Park as the site for its intensive development in Poland. For Ideal Idea Formad (IIF), it was a partner requiring very specific preparation of the warehouse and production area and significant reconstruction of the gable wall of hall H1. Since, according to regulations, employees with permanent workstations must have adequate access to daylight, windows were cut into the facade of the warehouse section for the new City Park client, which is an above-standard solution. However, the nature of the work of EG Electronics specialists required exactly such configuration moves in the warehouse space.

     The agreement with the new partner is commented on by the president of Ideal Idea Formad, Jędrzej Dużyński: „In the case of our new Swedish client, we have once again shown a completely different philosophy of operation than is usually the case on the market. Tremendous flexibility in approaching the requirements of tenants from a very wide catalog of industries has always characterized IIF, but City Park is the pinnacle achievement in this regard. There are very few 800-900 sqm modules for rent on the market with the possibility of such extensive natural lighting as we offered to EG Electronics. Our architects design halls differently than most commonly offered warehouses, and this fact pays off in our contracts with tenants. We were therefore able to offer windows in this adaptive project that were even larger than required by legal regulations. As a result, the lighting of workstations is excellent and provides enormous flexibility in the future, should there be a need to provide natural light in the adjacent module as well”.

     Unlike another of City Park's newest tenants, whose nature of work involves very high air humidity in the warehouse volume, in the case of EG Electronics, it was the exact opposite. For this client – due to the electronics – it was necessary to provide warehouse and production areas with increased cleanliness and dryness.

     The move of EG Electronics to City Park is discussed by the production company director, Kamil Kapanajko: „The common goal of Kamic Group is to be a leading supplier of technical products, solutions, and services in well-defined niches. Our move to City Park is very strongly linked to the development plans for both production and trade of our company, i.e., launching new projects and production processes in the industry and automotive (commercial vehicles) sectors, as well as developing the sales order administration department. It seems to us that City Park fills a certain market niche well. The main criterion for our search was production space of approx. 1000 sqm. Current logistics parks do not offer such small modules, and private free-standing buildings of this size often do not meet basic requirements for employees in the hall. They lack heating, or there is insufficient lighting for the production area. At the same time, we were looking for a building that would also be representative so that we could invite foreign contractors for business meetings and production process audits. 80 percent of our production goes to Scandinavian markets, so in view of client visits, the location near Chopin Airport is also undoubtedly an advantage”.

     In order to meet all the requirements of EG Electronics, a special rail with four hubs was built under the ceiling of the warehouse and production hall. Each of them can be an outlet for soldering fume extraction systems, compressed air, telecommunications connections, and electrical installations. The rental space is designed very flexibly so that it can be subject to constant reconfigurations and changes in functional layouts at the request of the Swedish partner.

     The consulting firm Rock Estate participated in the selection of the new headquarters for EG Electronics. Its advice for the Swedish client is commented on by industrial space leasing specialist Marcin Stankiewicz: „EG Electronics presented us with their expectations for what the new facility should meet. Among them were guidelines such as, among others, direct communication between the production, warehouse, and office parts. A location with easy access for employees was also important. Furthermore, the standard of the facility, not only from the point of view of improving working conditions but also representativeness. The image of the entire park, as well as the space itself, was of quite significant importance to the client due to frequent visits by contractors from all over Europe. The park that immediately came to our mind was the new Ideal Idea City Park project in Raszyn. It fit perfectly into the profile and expectations of our client. Key factors were also the high standards of cooperation and the park itself, which are guaranteed by Mr. Andrzej and Mr. Jędrzej Dużyński. Their great openness to solutions and proposals from EG Electronics, as well as the great help of the IIF architect with the arrangement, are phenomena that decided on advising the client on this facility. Complementing the factors deciding on our advice for City Park is the modernity of the solutions used in it, such as increased building insulation, solar panels, or providing transport for employees, not to mention the aesthetic and functional finishing of the office space and the location of office rooms away from the 'working' part, i.e., gates and docks”.

     This project also carries a clear message to the Lower Silesia market, where the construction of a faithful copy of City Park will soon start near the Copernicus Airport Wrocław. IIF's Lower Silesian partners will be able to count on the same philosophy and culture of operation, the same flexibility in configuring functional layouts, and the elegance of offices that capital city tenants appreciate so much.
