Ideal Idea is entering the Greater Poland market with a rebranding. The latest project from the Warsaw-based investor and developer of warehouse and office complexes IIF is Ideal Idea City Park Poznań. The facility with an area of 17,000 sqm and 200 parking spaces will be located six kilometers from the city center, in the Dębiec district.
"We are entering Poznań after very good experiences in Wrocław with a similar project located near the Wrocław airport. City Park Wrocław showed us that there is huge potential for urban office and warehouse parks in regional cities." – says Jędrzej Dużyński, CEO of IIF.
The latest logistics park by IIF will be offered in a BTS formula and intended primarily for large entities. It is initially assumed that approximately 15,000 sqm will be occupied by warehouse space, and approximately 2,000 sqm will be allocated for class A offices. The park's hall is flexible in terms of construction and configuration – it can be divided into over 20 modules with warehouse areas starting from 500 sqm combined with an office. Each module also includes a level 0 gate and a dock with a platform for a semi-trailer truck.
"We are currently finishing the construction of two SBU parks in Warsaw and Wrocław. We have more inquiries than available space. In one of these parks, eight companies were vying for the last modules, and inevitably, we could not provide space for everyone. The market appreciates the fact that we have a definitely different approach than the one dominating the market, both to the construction and architecture of our halls, as well as to business relationships with our tenants. When we were building our first office and warehouse park in Wrocław in 2020, we built the trust of tenants and brokers from scratch by showing our Warsaw parks. Today, we are building the 2nd stage of the Wrocław park, the commercialization of which is slowly coming to an end. We have only the last free spaces left, even at the foundation stage. We are also conducting negotiations with the first two potential tenants of City Park Poznań" – adds Jędrzej Dużyński, CEO of IIF.
The facility will be located at the intersection of Samotna, 28 Czerwca 1956, and Dolna Wilda streets. Construction will start at the beginning of next year, and the park is scheduled to be commissioned at the end of the third quarter of 2023.
