A Polish food producer and retail and wholesale supplier has leased approximately 11.7 thousand sqm of new space at MLP Pruszków II. Janex, a long-term partner of MLP Group, will launch its second and simultaneously twice as large facility operating within this logistics park in the new building. According to the plan, the tenant will be able to use the additional space from April 2026.
Janex has signed a new lease agreement with MLP Group for approximately 11.7 thousand sqm in the MLP Pruszków II complex. Of this, approximately 1.5 thousand sqm will be designated for office purposes, and 10.2 thousand sqm will be occupied by an industrial and food processing plant. The new space will be equipped with, among other things, cold stores and freezers (over 70% of the area) and a section where food product processing will be carried out (approximately 30%). A total of 180 people will work in the new plant. Handover of the facility for use is planned for April next year.
The company is a long-term client of MLP Group. The first agreement was signed in 2018, under which the tenant currently uses space amounting to approximately 5.2 thousand sqm. This means that the new plant will be more than twice as large as the existing one, which will remain in use. Janex is a Polish food producer, as well as a retail and wholesale supplier.
– Signing a new lease agreement for approximately 11.7 thousand sqm shows the trust our clients place in us. We are proud that we can support Janex in its expansion by offering space adapted to the modern needs of the food industry. MLP Pruszków II is an excellent place for dynamic companies looking for well-connected and modern facilities. Our „build & hold” strategy and attention to location and quality of space make us an ideal partner for companies striving for development – said Agnieszka Góźdź, Member of the Management Board, Chief Development Officer at MLP Group S.A.
The installations that will be installed in the plant were designed from the beginning to be energy-efficient, ecological, and reliable. At the same time, the gases used in the cooling and freezing systems have practically zero negative impact on the environment.
– Every stage of production is carried out in accordance with international food safety standards BRC and IFS. A team of experts monitors quality on an ongoing basis. Cooperation with accredited laboratories guarantees compliance with rigorous requirements. In the refrigeration system, we use potassium formate, thanks to which the entire installation is safe for the environment. We choose environmentally friendly packaging and labels – emphasized Sławomir Wiesiak, Partner at Janex Sławomir i Elżbieta Wiesiak Sp. j.
MLP Pruszków II is a modern logistics center located in the vicinity of Warsaw, in the Brwinów municipality, 5 km from Pruszków. It is the largest complex in the region, with a target leasable area of 427 thousand sqm. Selected buildings hold the prestigious BREEAM certificate. In accordance with the MLP Group ESG strategy, photovoltaic installations are being mounted on the roofs.
MLP Pruszków II has developed transport connections both with the center of Warsaw and with the main arteries connecting the capital with other cities. The park is located between local road no. 760 and a section of the A2 motorway, 3 km from the transport hub located in the Pruszków-Żbików area. International railway lines run nearby, which enable excellent logistics conditions for both domestic and international distribution. There is a bus stop on the park premises and a self-service Nextbike bicycle rental station operates there.
In accordance with the „build & hold” strategy, MLP Group retains logistics parks in its portfolio after construction is completed and manages them independently. All projects implemented by the Group are also distinguished by the very attractive location of the logistics parks, the use of built-to-suit solutions, and support for the tenant during the lease term.
