A new warehouse and production complex with an area of approximately 48,000 sqm will be built in Ruda Śląska. The MDC2 Park Ruda Śląska project will be developed on a post-industrial site at Bałtycka Street and is intended primarily to meet the needs of companies from the light production, logistics, and new technologies sectors.

Post-industrial site will gain new functions

The new investment will be built in the urban part of Ruda Śląska, on a brownfield site. The project involves transforming a previously used industrial area into modern business facilities.

The complex will be intended primarily for companies conducting logistics and light production activities, including enterprises using automated processes and technologically advanced production lines.

48,000 sqm in the heart of Upper Silesia

Ultimately, the investment will offer approximately 48,000 sqm of modern warehouse and production space.

One of the most important advantages of the project will be securing 7 MW of connection capacity. Access to appropriate energy infrastructure is of particular importance for tenants from the high-tech, automation, and production sectors requiring large and stable energy demand.

Only 1.3 km from the A4 motorway

MDC2 Park Ruda Śląska will be built near one of the most important transport corridors in southern Poland. The investment will be located approximately 1.3 km, or about a five-minute drive, from the Chorzów Batory junction on the A4 motorway.

The A4 provides a direct connection to, among others:

  • Wrocław,
  • Opole,
  • Kraków,
  • Rzeszów,
  • the border with Germany,
  • the eastern part of the country.

The location in the center of the Górnośląsko-Zagłębiowska Metropolia will additionally facilitate distribution within one of the largest consumer and industrial markets in Poland.

Urban location will facilitate access to employees

One of the advantages of the project will be its location in a compact urban structure. There is a developed public transport network nearby, which is to facilitate employees' daily commute to the facility.

Ruda Śląska is located between the largest cities of the agglomeration, including Katowice, Zabrze, Chorzów, and Gliwice. Thanks to this, future tenants will gain access to a large labor market and qualified staff related to industry, logistics, and new technologies.

Brownfield instead of more land for development

The implementation of the investment on a post-industrial site fits into the trend of reusing land after previous industrial activity.

Such projects allow for the development of new business spaces without the need to occupy more undeveloped areas. At the same time, they enable the use of existing infrastructure and the restoration of economic functions to areas that had previously lost their original purpose.

Upper Silesia continues to attract logistics and production

The region remains one of the most important industrial and logistics centers in Poland. Companies choosing Upper Silesia pay attention not only to access to the A1 and A4 motorways, but also to a large employee base, extensive infrastructure, and the possibility of conducting business close to the largest cities of the agglomeration.

The new project in Ruda Śląska is intended to use exactly these advantages, combining an urban location, 48,000 sqm of space, and 7 MW of available connection capacity.
