LCube aims for 4 new warehouse locations in 2022

Warehouse developer LCube plans to acquire at least 4 new locations for its portfolio in 2022. This will mean doubling the number of projects currently being implemented by the company. At the turn of March and April, the company also plans to start construction of LCube Logistic Park Szczecin Goleniów, where over 12,000 m2 of warehouse space with office facilities will be built.

LCube began its operational activities in the middle of last year, and already has 4 confirmed locations, of which the construction of the first one - Logistic Park Rzeszów, by the international airport Rzeszów Jasionka, has already begun. Ultimately, the park is to have 24,400 m2 of class A space, and the commercialization of the first stage, amounting to 5,700 m2, was completed before the handover of the investment, which took place at the turn of 2021 and 2022.

Another investment being carried out by the developer is LCube Logistic Park Szczecin Goleniów, which has already been partially commercialized and construction work is scheduled to begin there at the turn of March and April. The project involves building 12,000 m2 of warehouse space with office facilities. The largest facility in the company's portfolio so far is LCube Logistic Park Wrocław Dobrzykowice, which covers nearly 60,000 m2. Currently, the developer is awaiting the issuance of a building permit.

"Our advantage is quick access to financing, thanks to which we can make decisions flexibly, depending on how the situation on the market develops. It is known that there are fewer and fewer easy investments in the warehouse industry, and market leaders are competing for the best plots. As can be seen from the acquired projects, thanks to a very good knowledge of the market, we can boast a really interesting portfolio, which is certainly a success for a company with such a short track record. However, we are not slowing down and are looking for new challenges in a very competitive market. This year we have an ambitious plan to acquire at least 4 new locations. And one of them - in the vicinity of Poznań, we have already tentatively reserved" – says Adrian Biesaga, member of the board, Head of Development at LCube.

LCube already has a confirmed location regarding a possible investment in Strzelce Opolskie and is working on acquiring another plot – this time in the western part of Poznań, which covers about 60 hectares. At the same time, the company is focusing on a diversified portfolio. Although the company shows particular interest in land in the vicinity of Warsaw, in Upper Silesia and in Western Poland.

"Currently, we are focusing on the most developed markets, especially in western Poland, which is related to the trend of tenants moving from Germany to this region. In the future, however, we also want to be present on the eastern border. We are following the progress of the construction of the Via Carpatia route, but also the international situation. The final decision regarding involvement in that region will depend on these factors" – concludes Adrian Biesaga from LCube.

In addition to effectively acquiring new projects, LCube wants the company's hallmark to be care for the environment and the implementation of a sustainable development strategy. As the developer emphasizes, all facilities built by LCube will be certified in the BREEAM system and will focus on ecological and energy-saving solutions.
