LCube wants to acquire a total of eight plots for warehouse projects in 2023. By the end of 2024, the developer aims to deliver 200,000 sqm to the market as part of logistics and production parks.
The developer is already the owner of another plot in Dobrzykowice near Wrocław, and the company has also secured two other locations near Kraków and in the vicinity of Warsaw.
LCube's minimum plan for this and next year assumes the commissioning and commencement of work on a total area of 100,000 sqm of warehouse space, while simultaneously securing lease agreements for approximately 150,000 sqm of warehouses, both those already built and those under construction.
"In the long term, we want to double the space commissioned for use every year. This means that in 2025 we will have the potential to deliver 400,000 sqm of modern warehouse space to the market. Our projects are to be distinguished by a modern approach to the solutions used, increased floor load capacity, and a hall height standard of 12 m clear height." – announces Adrian Biesaga, member of the board, head of Development at LCube.
The 13 ha plot purchased in January in Dobrzykowice has the potential for the construction of 62,000 sqm and is located directly next to the Eastern Bypass of Wrocław and the plot where the LCube Wrocław East facility is being built. LCube is also conducting talks regarding the acquisition of further projects in the Silesian, Masovian, Tri-City markets, and in the western region.
"In the near future, we should finalize further purchases. We are currently interested in the main markets that have the greatest growth potential in our analyses. Very advanced talks concern Katowice and western Poland, where we have not been present so far. We are also looking very intensively for locations in the Warsaw market and in central Poland, including the Łódź area, but also the Tri-City. When we entered the market in 2020, our first locations were Rzeszów and Szczecin." – recalls Adrian Biesaga.
LCube, in addition to the LCube Wrocław East II investment, which is to count over 62,000 sqm, is currently implementing four other projects: LCube Wrocław East (approximately 60,000 sqm), LCube Rzeszów Airport (25,800 sqm), as well as LCube Mszczonów (approximately 33,000 sqm) and LCube Szczecin Goleniów with an area of 12,000 sqm. These projects are soon to be joined by: an investment near Warsaw, and a new logistics park near Kraków. The developer is building a diversified portfolio that will consist of both smaller facilities (approximately 10,000 sqm), through medium-sized warehouses (50,000 sqm) to traditional big boxes in logistics parks (over 100,000 sqm).
