LCube has secured financing for Logistic Park Rzeszów

Warehouse developer LCube has successfully concluded negotiations regarding financing for the Logistic Park Rzeszów project, located near the international Rzeszów Jasionka airport. Under the credit agreement, it secured over 13 million euros and 10 million PLN from Bank Pekao S.A. The funds obtained will secure financing for the construction of the second phase of the logistics park and will allow for the refinancing of the already completed part of the facility.

The industrial and warehouse park in Jasionka near Rzeszów is the first investment carried out by LCube on the Polish market. Ultimately, it is intended to have 25,600 m2 of class A space. The first phase, which has already been built and commercialized even before the handover of the investment, covers approximately 6,000 m2. Last year, the Grupa Ren, which deals with the distribution of food products, and the online drugstore Cocolita moved into the facility. The strong distribution character of the logistics park in Jasionka is emphasized by another tenant who has already signed a lease for approximately 5,100 m2 in the second phase of the investment – the company Kartony24.eu. The second warehouse will ultimately have 18,716 m2 of warehouse space and 904 m2 of office space.

"Securing financing for the LCube Logistic Park Rzeszów investment is a great success for our company and a confirmation that LCube projects are well-thought-out and their locations strategically chosen. The format in which we work has appealed to tenants, investors, and financial institutions. We focus on ensuring that the warehouse spaces we offer are tailored to the scale and business development plans of our partners, and we devote a lot of attention to understanding the needs of our tenants. From the very beginning, we have also placed great importance on ecological solutions and the implementation of a broadly understood ESG strategy, which is becoming increasingly important in the process of obtaining financing," says Michał Stachura, member of the board, Head of Finance at LCube.

Both halls within the LCube Logistic Park Rzeszów project offer class A space with the highest standard of fire resistance, above 4000 MJ. The interiors of the buildings as well as the external areas are equipped with energy-saving LED lighting, and the facilities were designed in accordance with the certification criteria of the BREEAM system. As part of its adopted strategy, LCube strives for energy efficiency and the lowest possible negative impact of its facilities on the environment during their operation, while maintaining maximum comfort for the people working there. The company also takes care of organizing friendly green space in the surroundings of the buildings being constructed, caring for both the environment and the comfort of our tenants and their employees.

The law firm Legal Hub was involved in the financing acquisition process on the developer's side. On the side of Bank Pekao S.A., the law firm Kancelaria Kycia Legal also worked, which prepared the credit agreement and conducted the legal due diligence process for the property.

"Our investments, in addition to a well-thought-out location, are to be distinguished by the highest technical standard of the offered warehouse space, modern technological solutions, and large maneuvering areas that will ensure the comfort of using the rented space. As part of individual projects, we do not forget about spacious, comfortable offices that guarantee a high level of employee satisfaction," summarizes Michał Stachura.

LCube Logistic Park Rzeszów is located just 4.4 km from the Jasionka junction on the S19 route and 7.5 km from the Terliczka junction and the A4 motorway, which connects Rzeszów with Kraków and Wrocław. This means that the park also lies in the immediate vicinity of the Via Carpatia route currently under construction, which will ultimately connect Klaipėda in Lithuania with Thessaloniki in Greece.
