LCube is building Logistic Park Poznań

An industrial and warehouse park will be built on a 50-hectare plot in the western part of Poznań. LCube is starting construction on its largest logistics facility in Poland.

The facility will be built in the western part of Poznań.
Five modern class A logistics halls with an area of nearly 265,000 sqm will be built on the 50-hectare site.
The first warehouse with an area of 134,000 sqm will be ready in Q3 2024.
Construction work will begin in July 2023.

LCube has announced the implementation of another investment. The new warehouse park will be built on a 50-hectare plot located in the western part of Poznań.

The investment in Poznań will be our largest project to date. Due to its location and size, the industrial and warehouse park will be an ideal place for the e-commerce industry. The facility will be able to serve as a last-mile warehouse for the Poznań market – says Michał Stachura, board member, Head of Finance at LCube.

The plot has a local spatial development plan, and the procedure for obtaining a building permit is currently underway.

The investment will include the construction of five warehouse buildings:

hall A – 133,985 sqm,
hall B – 30,427 sqm,
hall C – 48,122 sqm,
hall D – 46,275 sqm
hall E – 5,856 sqm.

The developer has started talks regarding the commercialization of the Poznań investment.

The Wielkopolskie Voivodeship has enjoyed great interest from warehouse tenants for many years.

The main advantages of the region are its proximity to the western border, as well as a developed road network and the A2 motorway.

In 2021, companies leased over 1 million sqm of modern warehouse space in the region.

The driving force of the Poznań market is primarily companies from the e-commerce, traditional retail, and logistics sectors.

There is a shortage of immediately available space in Poznań today, and the vacancy rate in the first quarter of this year remained at a very low level, below 3 percent.

In addition to Logistic Park Poznań - a new logistics center in Poznań, LCube is currently implementing four other investments:

LCube Logistic Park Rzeszów with an area of 25,000 sqm,
LCube Logistic Park Szczecin Goleniów, with an area of over 12,000 sqm,
LCube Logistic Park Wrocław Dobrzykowice with an area of nearly 60,000 sqm
LCube Logistic Park Mszczonów with an area of approx. 33,000 sqm
LCube is implementing a strategy of building a diversified portfolio that will consist of both smaller facilities (around 10,000 sqm), medium-sized warehouses (50,000 sqm), and traditional big boxes in logistics parks (over 100,000 sqm).

All facilities will be certified under the BREEAM system and will focus on ecological and energy-saving solutions, and the company has already created its own ESG strategy.
