
Warehouse developer LCube has begun preparations for its next investment. In Mszczonów, on a plot of approx. 8 ha, a facility totaling approximately 35,000 sqm is to be built. This is another significant investment for the developer, following LCube Logistic Park Wrocław, where construction work is expected to begin at the turn of 2022/23.
Mszczonów is a very popular location in central Poland, located approx. 50 km from Warsaw and in the immediate vicinity of an important transport hub - national road no. 8, connecting the north with the south, and national road no. 50, as well as the Warsaw ring road, and 30 km from the A2 motorway. Its convenient location on transport routes makes it a location that attracts great interest from both the logistics industry and distribution companies, which, like the PepsiCo concern, for example, locate their central warehouses there.
„When creating our investments, we try to follow the needs of our tenants. Mszczonów is a very popular location, having many advantages when it comes to locations in central Poland. The quick finalization of the plot purchase should allow us to start talks regarding the commercialization of the facility later this year. The market still favors warehouses in terms of demand, although, of course, the entire industry has to face many challenges, such as disrupted supply chains regarding building materials and rising construction costs. We are dealing with a slightly more advanced process in the case of LCube Logistic Park Wrocław, where the developer is waiting for an environmental decision to be issued. In the town of Dobrzykowice near Wrocław, approx. 60,000 sqm of modern warehouse space is to be built, and construction is to start later this year.

We started with a project in Rzeszów, where approximately 25,000 sqm of warehouse space will ultimately be available. Then it was time for Logistic Park Szczecin Goleniów, where the construction of a 12,000 sqm park has just begun. Now it is time for larger projects. Michał Stachura.LCube is implementing a strategy of building a diversified portfolio that will consist of both smaller facilities (approx. 10,000 sqm), through medium-sized warehouses (50,000 sqm) to traditional big boxes in logistics parks (over 100,000 sqm). In addition to effectively acquiring new projects, the developer wants the company's hallmark to be actions such as focusing on the needs of tenants and implementing a sustainable development strategy. As the developer emphasizes, all facilities built by LCube will be certified under the BREEAM system and will focus on ecological and energy-saving solutions, and the company has already created its own ESG strategy.
