Lithuanian Developer Launches New Investment – Well-Known Brand as Anchor Tenan

Eika Asset Management has begun development of a modern logistics park in Nowy Modlin. In the first phase, 28,000 sqm of warehouse space is being built, with approximately 60% already leased. The main tenant of the project is Bricomarché.

North Warsaw Nowy Modlin is the latest project by Eika Asset Management in Poland, developed in partnership with Waimea Holding. The first phase will deliver around 28,000 sqm of modern Class A warehouse space. Construction is already underway, with completion and handover scheduled for November 2025. The second phase will add over 10,000 sqm of additional space.

Across more than 23 hectares, we plan to develop warehouse and production facilities with a total GLA of over 117,000 sqm. This provides a solid foundation for strengthening our regional presence and delivering modern facilities that support tenants in running and scaling their operations efficiently," added Artur Filipiuk, Managing Director at Waimea Holding.

The choice of the North Warsaw Nowy Modlin project was driven by its convenient location with access to road infrastructure and public transport, high technical standards (including 12-meter storage height), and advanced sustainable development solutions. Launching this new warehouse is of strategic importance for the ongoing growth of the Bricomarché network and the Muszkieter Group in Poland," commented Katarzyna Jańczak-Stefanide, General Director of Bricomarché Poland.

The project has been designed with high environmental standards in mind. It will be certified BREEAM “Excellent” and include a 150 kWp photovoltaic installation (expandable for future tenants), solar collectors, energy-efficient LED lighting with a DALI system, and fast chargers for electric vehicles and bikes.

Water management solutions will also be implemented – including rainwater retention and infiltration systems, and irrigation using recovered water sources. Biodiverse wildflower meadows will be planted around the buildings, and employees will have access to cycling infrastructure including bike shelters and self-service repair stations.

The Nowy Modlin Logistics Park is located adjacent to key transport routes – 5 km from Warsaw-Modlin Airport, 6 km from expressway S7, and 3 km from Modlin train station. The Pomiechówek municipality, known for its investment in public transport, operates electric buses serving the area with direct routes to the train station. A new roundabout is also planned on the national road to improve access to the development.


The project has secured financing from a bank operating in Poland. The lease agreement with Bricomarché was negotiated by SQM Advisory, representing the tenant. Legal advice for Eika Asset Management was provided by CMS Poland. Development and commercialization are led by Waimea Holding, an experienced developer specializing in logistics real estate. Kajima Poland acts as general contractor, one of the most experienced builders in the Polish market.
