Martley Capital has finalized the sale of two warehouse properties in Poland that were part of their value-add fund, POLAF. These facilities are located in Długołęka and Oleśnica, within the Wrocław Industrial Hub.
The sold warehouses are situated near key expressways, providing convenient access to the Czech Republic and Germany. The total gross leasable area (GLA) is approximately 21,500 sqm, and the properties are leased to various tenants, both local and nationwide.
Martley Capital sees great potential in the Polish market, especially in the industrial and logistics sector. The company believes that the current situation creates an opportunity to purchase properties in thriving submarkets where demand for warehouse space remains high and prices are attractive. Martley plans further investments in this segment and is actively developing its real estate portfolio in Poland. This is part of the company's broader strategy, which focuses on opportunistic and value-add investments across various sectors, such as real estate, credit, and equity, leveraging current market changes.
Martley Capital began operations in December 2023. It currently has five offices across the UK and Europe and manages assets worth approximately 900 million pounds across 21 investment mandates.
