MLP Group is just beginning construction of another logistics park in Germany. The MLP Business Park Berlin I project is located in the immediate vicinity of the capital, Germany's most important warehouse region. Currently, work is focused on the construction of the first stage, during which over 16,500 sq m of modern space will be prepared on a speculative basis.
„In the German market, we are not afraid of building on a speculative basis. Demand in Germany for warehouse space, with such a low vacancy rate, continues to grow, and the main factor driving the need for such facilities is primarily the e-commerce industry and logistics companies. Therefore, I am convinced that the current situation will not prevent us from quickly acquiring tenants. Additionally, an undoubted advantage of the MLP Business Park Berlin I project is its urban location, just 20 km from the center of Berlin” – says Patrick Kurowski, Country Manager at MLP Group S.A. responsible for Germany and Austria.
MLP Business Park Berlin I will be built in accordance with current trends in the warehouse real estate market. The logistics and business park will feature so-called City Logistics facilities, i.e., small warehouse modules with state-of-the-art office space with a very high standard of finish. The offer to lease modules is aimed primarily at companies in the e-commerce segment, courier companies, and light manufacturing. The central location of the project makes it a suitable place to conduct business, primarily for „last mile” companies.
The function of general contractor has been entrusted to the company Köster GmbH, which has extensive experience in the construction of warehouse facilities. The group is a leading provider of construction services in Germany.
The MLP Business Park Berlin I project, in accordance with the MLP Group standard, is entirely covered by BREEAM certification. Furthermore, photovoltaic panels will be installed on the roofs of the warehouses, thanks to which MLP Group will be able to offer its tenants electricity much cheaper in the future than they could get from the competition.
„We are very pleased that despite such an uncertain situation caused by the coronavirus, we managed to obtain all administrative decisions on time and can proceed with the implementation of our investment according to plan. I also hope that the second wave of the epidemic announced for the autumn will not delay construction and the finished facility will be commissioned according to schedule, i.e., at the beginning of Q2 2021” - said Radosław T. Krochta, President of the Management Board of MLP Group S.A.
MLP Business Park Berlin I has an excellent urban location. It is situated just 20 km from the center of Berlin. At a distance of 2 km, there is an entrance to the A10 motorway, and it is only 1.5 km to the Ludwigsfelde train station. There is also a bus stop next to the park. In turn, it is 26 km to Berlin Schönefeld Airport.
