MLP Group achieved very good results in terms of signed lease agreements last year. During this period, the developer of modern logistics facilities leased approximately 240,000 m2 of space. Most agreements were concluded in the MLP Pruszków II park near Warsaw and MLP Poznań West. An increase in the level of commercialization by approximately 20% is planned for the current year.
MLP Group achieved very good results in 2022 in terms of leasing the offered warehouse space. Last year, the Group commercialized approximately 240,000 m² of space as part of newly implemented investments, expansions, and renegotiations, i.e., increasing the size of leased space by existing clients and extending lease terms. Operations were developed in the Polish, German, Austrian, and Romanian markets. The Group currently operates 22 logistics parks and manages over 1 million m2 of space. At the same time, the development potential within the existing investment portfolio exceeds 1.6 million m2.
The greatest interest from tenants was focused on space offered by MLP Group within the MLP Pruszków II and MLP Poznań West logistics parks. These are two very dynamically expanding warehouse complexes located in the immediate vicinity of the largest urban agglomerations. The space leased in them accounted for over 60% of MLP Group's total contracting last year. The MLP Pruszków II project is a modern logistics center located near Warsaw, in the Brwinów municipality, 5 km from Pruszków. It is also the largest complex in the region, with a target leasable area of 420,000 m2. In turn, the MLP Poznań West park will ultimately provide over 140,000 m2 of state-of-the-art warehouse and office space.

We commercialized approximately 240,000 m2 of modern space, despite the difficult situation in the European economy, which is feeling the effects of, among other things, the pandemic, Russia's armed aggression in Ukraine, and high inflation. MLP Group, like the entire warehouse industry, was a beneficiary of the changing situation in the global market, which caused a need for investors to shorten supply chains, relocate operations to European countries, and secure larger warehouse
space. There was also a large increase in tenant interest in facilities built as part of so-called urban logistics, offering small warehouse modules and modern office space located within large agglomerations” – said Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.
The Management Board of MLP Group looks at the coming periods with optimism, and demand for warehouse space remains at a stable level throughout Europe.
„This year, we assume we will lease approximately 250,000-300,000 m2 of space. If we achieve these results, they will provide us with an approximately 20% increase in leasing compared to last year's performance. The assumptions are realistic because the light industry segment remains very active, which is related to the relocation of production from Asia to Europe” – added Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.
