MLP Group is investing in the development of a logistics center within the Katowice Special Economic Zone. On the purchased land, MLP Bieruń West will be built, offering approximately 55,000 sqm of modern warehouse space. This will be another center operating in the Upper Silesia region, which is very popular among tenants. As standard, the investment will undergo BREEAM New Construction environmental certification at the Excellent level.
MLP Group is expanding its offer in Upper Silesia, which is one of the key warehouse regions in Poland. In the Bieruń Municipality, within the area of the Katowice Special Economic Zone, the purchase of land with an area of over 11 ha has been finalized. As part of the Tychy Subzone and the KSSE, this is one of the most attractive investment areas. According to the plan, a logistics center will be built on it, offering approximately 55,000 sqm of modern warehouse space. The project initially assumes the construction of one large hall. The center will be primarily aimed at companies from the e-commerce, logistics, and distribution sectors, and will be adapted for light production.
“Demand for modern warehouse space remains at a high level. The implementation of the new project will significantly expand our offer on the Upper Silesia market, where tenants are very eager to locate their operations. MLP Bieruń West will be our next center in this region, following MLP Czeladź and MLP Gliwice. The investment will meet the highest requirements. In accordance with the applied principles of sustainable development, the buildings constructed are standardly subjected to BREEAM certification. We attach great importance to the use of ecological solutions and the implementation of many functionalities ensuring comfort for future users of the facilities” – emphasized Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.
“Acquiring a new location within the Tychy Subzone, especially in a situation of a deficit of compact, large locations in Silesia, is undoubtedly a success for the Management Board of Katowickiej SSE S.A. We hope that the new location in Bieruń, thanks to the efforts of the KSSE and MLP Bieruń, will contribute to attracting new investors, including those benefiting from the support decision” – emphasizes Dr. Janusz Michałek, President of the Management Board of Katowickiej SSE S.A. According to Dr. hab. Rafał Żelazny, Vice President of Katowickiej SSE S.A., “The possibility of investment activation of over 11 ha of land in Bieruń, acquired from the National Support Centre for Agriculture, will also allow for the effective and efficient development of another, nearly 18 ha area adjacent to the one purchased by MLP Bieruń, which is currently owned by the KSSE, and draws a positive perspective for potential further properties in this location”
One of the main advantages of the MLP Bieruń West logistics center will be its excellent location near the S11 expressway. The investment will be the 23rd logistics center included in the MLP Group portfolio currently being developed on the Polish, German, Austrian, and Romanian markets.
In accordance with the “build & hold” strategy, MLP Group, after completing the construction of logistics parks, keeps them in its portfolio and manages them independently. All projects implemented by the Group are also distinguished by the very attractive location of the logistics parks, the use of built-to-suit solutions, and support for the tenant during the lease agreement.
