MLP Group has started the expansion of the MLP Bucharest West logistics park. The new facility, with an area of approximately 16,000 sqm, is being developed on a speculative basis and will be commissioned by the end of this year.
MLP Group began the expansion of the logistics park near Bucharest in May of this year. The investment is being carried out on a speculative basis, which means there were no prior lease agreements signed. The new facility being built as part of MLP Bucharest West will provide approximately 16,000 sqm of modern space. The finished spaces will be commissioned by the end of this year. In line with the MLP Group standard, all new investments must meet the highest ecological standards and are subject to BREEAM certification. The role of general contractor has been entrusted to the company Sagex Construct.
The Romanian industrial market is changing at a rapid pace. Demand from tenants remains strong, although it is characterized by a long decision-making process due to the demanding economic situation. On the other hand, the dynamics of the logistics and retail market require quick action and immediate adaptation of warehouse space.

Therefore, we decided to continue the expansion of MLP Bucharest West and provide an additional 16,000 sqm of GLA on a speculative basis. We want to have ready-to-use space available immediately to flexibly respond to business demand. Tenant demand for warehouse space is driven mainly by the nearshoring trend, sustained demand for e-commerce activities, and the need to restructure supply chains. Interest in new space also stems from the low availability of vacant space. This creates room for the development of speculative construction.
MLP Bucharest West is a class A logistics and production park located by the ring road in the north-western part of Bucharest, in the Chitila district. It was built on a plot of 18.3 hectares and will ultimately provide 99,000 sqm of warehouse and light industrial production space. As part of the first stage in 2021, a facility with an area of 22,000 sqm was commissioned, which is currently fully leased. The second stage of implementation began in May of this year, with plans to deliver approximately 16,000 sqm by the end of 2023.
