MLP Group – Green Industrial Real Estate – operating on the European warehouse real estate market (in Poland, Germany, Austria and Romania) has received the BREEAM New Construction Version 6.0 certificate at the Excellent level for two buildings at the MLP Wrocław logistics center.
The MLP Wrocław logistics center has obtained environmental certification for further facilities. The assessment covered two newly constructed halls with social and office facilities B1.2, B2 and C1.1. They were awarded BREEAM New Construction Version 6.0 certification at the Excellent level.
The MLP Wrocław logistics center was developed from the very beginning based on a sustainable development policy. Within the new halls, NOx (nitrogen oxide) emissions were limited through the installation of low-emission gas boilers. A very high construction waste recycling rate was also achieved – over 95%, while simultaneously using materials with EPD (Environmental Product Declarations) certification. Such a certificate contains information about the product's impact on the environment. In the new facilities, water-saving fittings were installed, allowing for a reduction in water consumption by at least 65%. In turn, for cyclists, a bicycle shelter and amenities in the form of changing rooms with showers were prepared. The logistics center has been covered by a car-sharing system.
The investment also took care of green spaces. Biodiversity was diversified by planting a flower meadow around the hall area, installing insect hotels, planting trees, and implementing solutions to increase water retention through, among other things, the construction of tanks and lowering sidewalks into green areas.
Part of the BREEAM certification was also the preparation of an energy model. It is performed to demonstrate how well the building applying for this certificate has been designed. For building B, a useful energy saving of 58% and a CO2 emission saving of 53% were achieved compared to the reference building. In the case of building C, the savings were 78% and 45% respectively.
„We systematically introduce the latest solutions that have a positive impact on the environment into our parks. All new investments being carried out are mandatorily covered by BREEAM certification at a level of at least „Very Good”. In this way, during construction, sustainable development indicators covering a range of environmental issues are analyzed. Additionally, we are also adapting our existing facilities to the requirements of green certificates. Thanks to the highest energy efficiency standards for new buildings, we are also reducing energy consumption. Our goal is to achieve carbon neutrality as quickly as possible.” – emphasized Marcin Dobieszewski, Head of Property Management & ESG.
„The MLP Wrocław project perfectly met the rigorous BREEAM certification criteria, achieving a score of 75.0% and thus the Excellent level. Crucial for such a result was the fruitful cooperation between the assessor, the consultant – JWA, and the developer – MLP Group. Above-average effective recycling, the use of building materials with EMS and EPD certificates, and the reuse of materials on the construction site confirm the consistently implemented sustainable development strategy of the MLP Group and its pursuit of climate neutrality. The energy model we created precisely determines the reduction in energy consumption and the limitation of the operational carbon footprint of the buildings. The investment integrates pro-ecological solutions, such as amenities for cyclists and biodiversity of green areas, with conscious construction, which contributes to countering climate change, the resilience of the real estate to future requirements, and increasing the investment potential of the logistics center.” – summarizes Joanna Poprawa, Sustainability Specialist at JWA.
MLP Wrocław is a complex that was built on a 13-hectare plot. The logistics park consists of 5 warehouse halls with a total area of 65,782 m2. Selected buildings hold the prestigious BREEAM certificate. The logistics park is located in the Psie Pole district in the north-eastern part of Wrocław, at a distance of only 14 km from the city center. A great convenience is the nearby E67 national road and the S8 expressway connecting Wrocław with Warsaw.
