Hillwood has signed a lease agreement for over 5,000 sqm of space in the Hillwood Janki Sokołów project. Thus, the complex has been fully commercialized. The new tenant has already started operations at the distribution center. Experts from MAXON Nieruchomości participated in the negotiation process.
Yellow Octopus has leased 5,252 sqm of warehouse and office space. The warehouse will be used for activities related to the receipt, storage, picking, and packaging of clothing.
The Hillwood Janki Sokołów warehouse center is a warehouse facility with an area of over 33,000 sqm located 17 km southwest of the center of Warsaw, directly at the exit from the S8 route, on the Salomea-Wolica section. It is a high-bay warehouse hall with a height of 10 m. As in all of the developer's buildings, LED lighting has also been installed in this warehouse. The building has the highest standard of fire resistance – above 4000 MJ/sqm and is monitored 24 hours a day. There is a large and convenient parking lot on the premises.
Hillwood Janki Sokołów is another Hillwood investment in the vicinity of the capital, where the developer is constantly expanding its portfolio. "We have long observed high demand for warehouse space in the vicinity of Warsaw. Despite high developer activity in this area, the vacancy rate remains at a fairly low and stable level of approx. 5 percent. – comments Jan Kaliński, Business Development Director Hillwood Polska - "A huge advantage of the Hillwood Janki Sokołów park location is, among other things, access to the largest labor market in Poland and very convenient public transport communication with Warsaw."
"We are pleased that we were able to meet the expectations of the tenant, for whom fast and efficient logistics, proximity to the airport, and access to qualified staff were primarily important. The location of the Hillwood Janki Sokołów facility turned out to be a bullseye. In addition, excellent cooperation with the developer allowed for a quick conclusion of the negotiation process, which was of key importance for our Client" – says Paweł Rąbkowski, Senior Property Negotiator at MAXON Nieruchomości.
The logistics center in Sokołów is not the only Hillwood Polska investment in this location. The developer is currently in the process of building a second center in the near vicinity – Hillwood Janki II. The logistics park with an area of 46,000 sqm will be put into use in the second quarter of this year.
