
Eika Asset Management has begun the development of a modern logistics park in Nowy Modlin. In the first phase, 28,000 sqm of warehouse space is being built, of which approximately 60 percent has already been leased. The main tenant of the investment is Bricomarché.
North Warsaw Nowy Modlin is the latest project by Eika Asset Management being developed in Poland with Waimea Holding. As part of the first phase, approximately 28,000 sqm of modern Class A warehouse space is being constructed. Construction is already underway, and the handover of the facility for use is planned for November 2025. In the second phase, over 10,000 sqm will be built.

The project was designed based on high environmental standards. The investment will have a BREEAM certificate at the Excellent level, a 150 kWp photovoltaic installation with the possibility of expansion for subsequent tenants, solar collectors, energy-efficient LED lighting with a DALI system, and fast chargers for electric vehicles and bicycles.
Solutions in the field of water management will also be applied – including retention and infiltration of rainwater and watering greenery from a recovered source. Biodiverse flower meadows will appear around the buildings, and employees will gain access to cycling infrastructure, including shelters and self-service repair stations.
Nowy Modlin Logistics Park is situated in the immediate vicinity of key communication routes – 5 km from the Warszawa-Modlin airport, 6 km from the S7 expressway, and 3 km from the Modlin railway station. The Pomiechówek municipality, known for its investments in public transport, provides service to the area with electric buses running to the railway station. The construction of a new roundabout on the national road is also planned, which will significantly improve access to the investment.
The project has secured financing provided by one of the banks operating in Poland. The lease agreement with the Bricomarché chain was negotiated by SQM Advisory, representing the tenant. Legal advice on the side of Eika Asset Management was provided by the law firm CMS Polska. Waimea Holding, an experienced developer specializing in logistics real estate, is responsible for the development and commercialization of the project. The role of general contractor is performed by Kajima Poland, one of the most experienced contractors on the Polish market.
