The Silesia City complex has reached 100 percent commercialization. Approximately 62.5 thousand sqm of space is currently occupied by three tenants, and the full leasing of the facility was possible due to the expansion of one of the companies already operating in the complex.

62.5 thousand sqm with no available space

Silesia City is currently fully leased. There is no available space left in the facility, and the last vacant module was taken over by one of the existing logistics tenants.

It has not been disclosed which of the companies decided to increase its occupied space, nor exactly by how much its square footage increased. It is known, however, that this very expansion allowed the full level of commercialization to be achieved.

Three tenants in one complex

The entire 62.5 thousand sqm was divided among three companies representing trade and logistics.

Operating in Silesia City are:

  • Intermarché,
  • Raben Group,
  • an international logistics operator whose name has not been disclosed.

Such a lease structure means that the functioning of the complex is not dependent on a single large user.

Expansion of an existing tenant completed the commercialization

The full leasing of the facility was not the result of acquiring a new company, but the further development of one of the current tenants.

Expansions of this type are increasingly responsible for the growth in the commercialization level of existing warehouse parks. For companies, the ability to increase space in the same location allows them to develop operations without the need to move and reorganize their logistics facilities.

The facility belongs to Newport Logistics Fund II

Silesia City is in the portfolio of Newport Logistics Fund II. Full leasing increases the predictability of revenues generated by the property and limits the risk associated with vacancies.

An additional advantage is the distribution of space among several users representing different business profiles.

BREEAM Excellent and ready space

The complex is a completed warehouse facility and holds a BREEAM environmental certificate at the Excellent level.

Silesia City operates in one of the largest industrial and logistics markets in Poland. Full commercialization confirms the sustained interest in modern spaces in Górny Śląsk, especially among companies developing already existing operations.
