
MDC2 Park Łódź South consists of two distribution and logistics buildings with a planned total GLA of over 80,000 m2. The project is located in Głuchów - 19 km south of the Łódź city limits, and has direct access to the Tuszyn junction. The A1 motorway is the main transport route running from the northern to the southern border of Poland. The A2 motorway and the S8 expressway also run near Łódź. Additionally, the expansion of the S14 road has already been planned, which will connect via the Emilia junction with the A2 motorway and the Róża junction with the S8 expressway. This gives the facility's tenants excellent logistics capabilities for distribution across the entire country.
Additionally, an undoubted advantage of the location near Łódź is access to a qualified workforce, which, according to research by Randstad, includes over 43,000 employees living in the Łódź East County in a zone just 15 minutes away from MDC2 Park Łódź South. The area within a 60-minute radius is inhabited by nearly 896,000 residents, who strengthen the human resource potential of this place. For employees commuting from this zone to the facility, the possibility of organizing dedicated transport is provided.
The developer of the project is MDC2. The investment is being created in cooperation with Fortress Real Estate Investments Limited (Fortress), a company listed on the Johannesburg Stock Exchange (JSE), which owns, manages, and develops commercial real estate. Fortress is the owner and the partner financing the investment.
The building leased by Notino will be adapted to individual needs in order to enable the storage and distribution of a wide range of the tenant's products.
Notino is the largest online store for perfumes and cosmetics in Europe. You can choose from 100,000 unique products from 2,500 global and local brands. Last year alone, the company sold 100 million items. By partnering with MDC2 Park Łódź South, Notino plans to conduct the distribution of cosmetics, perfumes, and over-the-counter medicines from this location.

At MDC2 Park Łódź South, the roofs will be adapted for the installation of photovoltaic panels, increased wall insulation will be used, LED lighting will be installed, as well as a rainwater retention system. The developer provides for electric vehicle chargers. 95% of the building materials used in the project will be recyclable. The facility will have a higher than standard 12-meter height. Diverse biological green areas will be created in the surroundings of both buildings. In the area of MDC2 Park Łódź South, a Rest & Move zone has also been planned, an innovative concept on the Polish market for the surroundings of a warehouse park, promoting a healthy lifestyle and improving working conditions for all users of the developer's warehouse facilities.
