Nunner to occupy over 20,000 sqm in Hillwood LCube Wrocław East

Nunner Logistics has leased 22,869 sqm of warehouse space and 285 sqm of office and social space in the Hillwood & LCube Wrocław East park, which is being built in Dobrzykowice near Wrocław. Construction work, which has already begun, will be completed in July of next year. The project is being implemented in a partnership between Hillwood and LCube, where Hillwood acts as the investor and LCube as the Development Manager, coordinating the facility's development process.

Ultimately, a facility with over 60,000 sqm of Class A warehouse space will be built on a plot of over 11 hectares, which will be prepared in accordance with high BREEAM certification standards at the Excellent level. 

Nunner offers an integrated portfolio of services covering the entire supply chain from source to end-user. The company's headquarters are located in Helmond, the Netherlands, and the group is present in, among others, Austria, Germany, Russia, Switzerland, Spain, the Czech Republic, Lithuania, Estonia, Poland, Romania, Slovenia, and the Netherlands.  The logistics operator particularly appreciated the park's convenient location and the possibility of future expansion.

The new Hillwood & LCube Wrocław East industrial and warehouse park is well connected to the local and national road network. An advantage of the investment is its proximity to the section of the Eastern Wrocław Bypass, which was opened in December last year, enabling access to the S8 expressway leading to Warsaw and the A8 route, i.e., the Motorway Bypass of Wrocław. Dobrzykowice is an important location for LCube. The developer recently purchased land adjacent to Hillwood & LCube Wrocław East, where it plans to build another 60,000 sqm of warehouse space, which should be delivered in 2025.

„We attach great importance to the quality and standard of every new investment. The warehouse park being built near Wrocław will be characterized by excellent technical and functional parameters: the storage height will be 12 meters net, and the floor load capacity will be 8 tons/sqm. We expect that the space being delivered partially speculatively in the new building (approx. 37,000 sqm) will meet with interest from tenants, because in mid-2024, Hillwood & LCube Wrocław East will be one of the few logistics projects offering immediate availability of warehouse space in the eastern part of the Wrocław agglomeration” – says Jakub Rzeżuchowski, Senior Leasing Manager at LCube.

Hillwood & LCube Wrocław East will be a universal logistics and production facility with a target size of over 60,000 sqm, which means that after concluding the agreement with Nunner Logistics, it is possible to lease approx. 37,000 sqm of warehouse and production space available from July 2024. 

The entire park will be completed to the highest standard and adapted to perform functions related to storage, logistics, production, and e-commerce. 

LCube's strategy assumes building a diversified portfolio that will consist of both smaller facilities (about 10,000 sqm), through medium-sized warehouses (50,000 sqm) to traditional big boxes in logistics parks (over 100,000 sqm). In addition to effectively acquiring new projects, the developer wants its trademark to be activities carried out in accordance with a sustainable development strategy. As the developer emphasizes, all facilities built by LCube will be certified under the BREEAM system and will focus on ecological and energy-saving solutions, and the company has already created and is implementing its own ESG strategy.
