
P3 has expanded its portfolio with two urban plots located in the Warsaw agglomeration, where P3 Warsaw I and P3 Warsaw II parks will be built. Urban logistics is the next direction of the developer's intensive activities in Poland.
New projects are a response to market expectations, including the dynamically developing e-commerce industry, which, due to the continuous strengthening of its position and further expansion, needs well-located warehouses, also within the administrative boundaries of the largest agglomerations, in order to be able to deliver orders to end customers as quickly as possible.

The facilities planned on them will allow many companies to streamline the last stage of the supply chain, which is increasingly deciding their competitive advantage. Locating the investments on two opposite sides of the city will allow for serving the entire area of the Warsaw agglomeration and its surroundings. The first of the parks – P3 Warsaw I will be built at the southern border of Warsaw, in the Lesznowola commune, located approx. 13 km from the ring road and 8 km from the S8 expressway. The project assumes the construction of two BTS buildings with a total area of over 80,000 sqm. The facilities will have an above-standard clear height of 12 m and an increased floor load capacity of 7.5 t/sqm.
In turn, the area where the P3 Warsaw II park will be built is located at Faradaya St. in Warsaw. This area is very well connected with other regions of Warsaw thanks to bus and tram line stops and the S8 expressway. Two BTS-type facilities will have a total area of 24,000 sqm. Their clear height will be 10 m, and the floor load capacity will be 5t/sqm. The minimum size of leased units will be 1,350 sqm.
Both in the warehouse facilities within P3 Warsaw I and P3 Warsaw II, energy-saving solutions will be applied, such as LED lighting with the DALI automatic control system, infrared aerator taps, and electric vehicle charging stations. All warehouses will be certified under the BREEAM system at the Very Good level.
The current P3 portfolio in the Masovian Voivodeship already includes properties in such locations as Błonie, Mszczonów, and Grodzisk Mazowiecki.
