Panattoni again for K-FLEX

Panattoni with another BTS project for K-FLEX – a global manufacturer of flexible insulation and acoustic materials. The seventh building within the production and warehouse complex in Uniejów will have an area of 20,000 sqm and will be completed in June of this year.

The campus in Uniejów is the heart of K-FLEX's global operations. From here, the company serves customers even in the furthest corners of the globe – products reach destinations as distant as Chile or Australia. The company's growth translates into an increasing demand for industrial space – half a year after the grand opening of the sixth building within the complex, Panattoni began construction of another facility, which will include 19,570 sqm of industrial space and 335 sqm of office space.

– „The balance of ten years of joint efforts by Panattoni and K-FLEX shows that this is an extraordinary cooperation – 120,000 sqm of delivered space, 7 buildings, development of production and logistics, and above all, an above-average level of trust and mutual understanding, which allows for the realization of the most ambitious projects” – says Marek Foryński, Managing Director, Panattoni BTS and adds – „The history of our cooperation is also the history of the development of Panattoni BTS. A department that was still building its brand ten years ago, and today has vast experience and a portfolio covering over 100 projects in Central and Eastern Europe”.
– „It is true, K-FLEX POLSKA is developing at a lightning pace. In 2010, we started our work in a building adapted from an old brickyard. Today we have 60,000 sqm of production space and 30,000 sqm of warehouse space. Our cooperation with Panattoni so far has convinced us that the halls that are handed over for our use meet all the highest requirements. Mutual respect and trust have proven to be the key to our shared success” – says Bartłomiej Gröbner, Managing Director of K-FLEX POLSKA.

The latest project is a response to the growing production of the assortment – in recent years, K-FLEX has become a European leader in rubber and polyethylene insulation. Furthermore, the company has developed the production of aluminum tapes and is planning an expansion into the underfloor heating market. – „K-FLEX is successively investing in the development of production lines, not only in new facilities but also by adapting existing warehouse spaces, which is why it needs more buildings to store its assortment. Panattoni is able to respond to this demand instantly” – says Krzysztof Czekalski, BTS Development Director at Panattoni.

By choosing Uniejów a decade ago, K-FLEX gained an excellent location – the campus is about a 10-minute drive to the A2 motorway, and in 2019 the complex became part of the Łódź Special Economic Zone, confirming the huge importance of the investment for the entire voivodeship. More than 1,200 employees are employed in the complex.

The new building will undergo BREEAM environmental certification at the Excellent level. The facility will be prepared, among other things, for the installation of photovoltaic panels. Additional green areas will be created near the office and social building, and the construction of a bus bay will allow for the launch of transport for employees. The hall will also be equipped with additional LNG infrastructure, which will allow for the optimization of energy costs.

Stories are being written in the Łódź region. The Łódź Voivodeship is one of the most important regions for Panattoni, which has been present here since the beginning of its operations in the country – in 2005. This is the second market where the developer has exceeded 2.2 million sqm of delivered space, and within the borders of the voivodeship capital, the company is implementing its largest project in all of Europe – as part of the Central European Logistics Hub, it has delivered over 630,000 sqm.
