Panattoni begins construction of a new park near Łódź

Panattoni is speculatively starting construction of a new facility in the Łódź Voivodeship. The project, with a target area of nearly 30,000 sqm, is located at a strategic point in central Poland, providing excellent conditions for logistics and distribution operations on a national and international scale.

The new park will be built in Zgierz, just 14 km from Łódź and about 5 km from the A2 motorway and the Emilia junction. This guarantees excellent access to the main transport corridors in Poland and Europe. Additionally, the new S14 expressway runs near the facility, which has significantly increased the region's logistics capabilities, strengthening its position as an important transshipment hub. Nearby, there is also an Intermodal Container Terminal connecting China with Western Europe.

Construction of the hall started at the beginning of May. In the first phase, 13,600 sqm will be completed. The completion of this area is planned for January 2025, but a potential tenant can gain early access and start work inside the building as early as December of this year.

- "Our new Łódź investment fits perfectly into Panattoni's development strategy, focusing on optimizing our clients' supply chains. High standard of execution and strategic location are the key to success in the dynamically developing e-commerce and logistics sector" – comments Katarzyna Kujawiak, Development Director at Panattoni. Within an hour's drive, 4 million people live here, and within 6 hours – as many as 180 million consumers.

The Łódź park will ultimately provide nearly 30,000 sqm of modern warehouse space, perfectly adapted to the needs of the logistics industry, e-commerce, and other sectors requiring efficient goods management. The hall will be equipped with numerous loading docks, enabling fast flow of goods and optimization of logistics processes.

The building will undergo environmental certification using the BREEAM method at the Excellent level. The project includes, among others, roof reinforcement for photovoltaic installation, water and energy saving systems, and modern solutions aimed at improving user wellbeing, such as increased access to natural light and office spaces optimized for acoustics, air quality, and thermal comfort.

- "In the Łódź region, we have already delivered over 2.2 million sqm of industrial space, and another 155,000 sqm is under construction. The new park, like our other projects near Łódź, is a response to the needs of tenants looking for optimal solutions in the logistics heart of Poland" - adds Katarzyna Kujawiak.
