Panattoni builds a factory for Danfoss Poland

Panattoni has started the construction of a modern factory for Danfoss Poland in Grodzisk Mazowiecki. The 12,000 sqm investment will be equipped with a range of eco-friendly solutions allowing for high energy efficiency of the building, as well as improving the work comfort of a total of approx. 400 employees. Completion of the facility is scheduled for November 2021. It will manufacture components of technological solutions for refrigeration and air conditioning for the RAC (Refrigeration & Air Conditioning) business division.

Panattoni has begun another implementation of a technically advanced facility in the BTO (built-to-own) formula. This time, the developer will deliver an advanced factory with an area of 12,950 sqm for Danfoss Poland – a branch of the Danish manufacturer of energy-efficient components and technological solutions, including for refrigeration and air conditioning, heating, the drive industry, or mobile machinery. The groundbreaking ceremony for the investment took place on October 13, 2020, at the Danfoss factory site in Grodzisk Mazowiecki.

In the facility being built by Panattoni for Danfoss Poland, components of technological solutions for refrigeration and air conditioning will be manufactured. The investment will be built in accordance with the principles of sustainable construction and will be equipped with advanced installations allowing for high energy efficiency, as well as improving the work comfort of the employees. For this reason, the developer will apply, among others, ventilation with recuperation, heating and cooling using heat recovery from chillers and air compressors, or thermographic inspection of electrical installations. Heat transfer coefficients exceeding the 2021 technical conditions will be lowered - the thermal insulation of the roof will be 0.12 W/m2K. Mechanically controlled blinds on the glazing of the office building will also be used. The roof will be additionally adapted for the installation of photovoltaic panels, and the parking lot will be equipped with power supply for charging electric cars. The whole will be controlled by an advanced BMS building management system - the facility itself with a total area of 12,950 sqm has been divided into zones – production (7220 sqm), warehouse (1650 sqm), laboratory and office part (2450 sqm). Furthermore, there will be a technical building (1405 sqm) and a service building (225 sqm) on the investment site.

The investment is being built in two phases. The end of the first one is already scheduled for mid-April 2021, with earlier access one month before the deadline, while the final handover of the facility to Danfoss Poland will take place on November 30, 2021. „The investment schedule provides for the construction of a production hall and an office building that will ultimately serve as the headquarters of Danfoss Poland in about 4 months. This is an extremely tight scenario, especially since Panattoni's tasks also include adapting the existing infrastructure on the plot to the requirements of the advanced Danfoss Poland factory” - comments Marek Foryński, BTS Managing Director at Panattoni - „I am proud of the choice of Panattoni as the developer of this investment and I thank you for your trust. Custom-built facilities require developers to provide the best quality solutions and meet very specific and diverse customer expectations - taking care of every detail and an individual approach to each project. We like this, as evidenced by our portfolio”.
