Panattoni has completed the construction of one of the largest logistics investments in the West Pomeranian region. The modern facility in Szczecin was built in a build-to-suit (BTS) formula and will serve as a distribution center for an international chain of non-food discount stores. The project will contribute to the creation of approximately 500 new jobs.
The new Panattoni investment is a technologically advanced distribution and office complex, "tailor-made" for the client. On over 54,000 sq m, there is 51,500 sq m of warehouse space and 2,870 sq m of high-standard office and social space. The infrastructure was built in accordance with the requirements of BREEAM environmental certification at the Outstanding level – the highest possible in this classification.

The investment has been adapted to the client's high operational requirements – from an optimized communication layout and modern ventilation systems to zones for handling automated sorting and picking systems. Thanks to advanced technological solutions and thoughtful architecture, the distribution center allows for the efficient organization of logistics processes and their flexible scaling as the business grows.
The location in the eastern part of the city, within the Dunikowo Special Economic Zone – in the vicinity of the A6 motorway and just 26 km from the border with Germany – will enable efficient logistics service for north-western Poland, as well as the Berlin region.

Sustainable development at the Outstanding level. As part of the BTS project in Szczecin, a number of sustainable construction solutions were implemented – including heating systems based on heat pumps, energy-efficient LED lighting, and monitoring and optimization of utility consumption. The installation of a 1 MWp photovoltaic system is planned on the reinforced roof.
Extensive green areas have also been developed while preserving natural vegetation and soil. Trees, shrubs, flower meadows, and landscape lawns were planted on the biologically active surface, using only native species naturally occurring in the region. The parking lot was unsealed, which allowed for the planting of additional trees. A hazel orchard with an area of 560 sq m was also created. The investment was additionally enriched with nesting boxes and insect hotels, supporting the local ecosystem and natural biological processes.
For the comfort of employees, a personalized entrance zone was prepared with two wooden pergolas, lounge furniture, and green surroundings with a total area of 420 sq m. A recreational zone with foosball and a table tennis table was also made available to the team – conducive to relaxation and active leisure.
Bicycle infrastructure (shelters for 48 bicycles) and 20 electric car charging points will also be available for employees, and commuting to work will be facilitated by the existing SKM connection to the city center.
