
Panattoni, the most active industrial real estate developer in the world, has built another investment in the Lesser Poland region. City Logistics Kraków Airport II is located in the vicinity of the international Kraków-Balice airport, where a new cargo terminal is being built. The facility is suitable for e-commerce operations or last-mile logistics. The investment was built on a speculative basis and already has its first tenant – Allegro.
The Krakow industrial real estate market is characterized by relatively low saturation, as well as a record-low vacancy rate. Panattoni has already completed over 270,000 sqm of modern industrial space in the region, of which approx. 50,000 sqm is in the City Logistics format. Now, the developer has completed the construction of City Logistics Kraków Airport II with an area of 21,850 sqm and has commissioned the first stage leased by Allegro.

Allegro is already conducting processes in the facility related to sorting shipments for its Allegro One Box parcel lockers. The client also uses individually adapted office and social space.
Thanks to small minimum lease modules – approx. 1,650 sqm – the facility provides great flexibility and is also a proposition for small and medium-sized enterprises that are looking for modern, well-located space near Krakow. City Logistics Kraków Airport II is located in Cholerzyn, close to the A4 motorway junction, which will allow for effective connections with key centers in southern Poland – such as Rzeszów, Katowice or Wrocław as well as the south-western and south-eastern borders.
Panattoni has also taken care of sustainable construction aspects. In accordance with the developer's standard, the facility will undergo BREEAM certification at the Excellent level. Additionally, the reinforcement of the roof surface will allow for the installation of a photovoltaic system in the future. Low-emission steel was used in the construction, and the wall insulation was increased in relation to current standards. Thanks to the solutions used, the annual demand for EP, i.e., the building's annual demand for non-renewable primary energy, has been reduced by over 10%.
The area around the facility was designed in accordance with the guidelines of a qualified ecologist – plantings will include tall trees of native species (maple, sycamore, field maple and small-leaved lime), 250 sqm of flower meadow will be prepared, as well as a landscape lawn. The entrance to the building will be arranged in a pocket park style.
