Panattoni expands its largest investment in Lower Silesia

Panattoni is starting the expansion of its largest investment in Lower Silesia – Wrocław Campus – within which it has delivered 185,000 sqm so far. The developer has just begun construction of a 30,000 sqm hall. Upon its completion in Q1 2024, the construction of another 130,000 sqm is planned. The value of the two new facilities will amount to 116 million euros.

Panattoni entered 2023 with over 200,000 sqm of speculative space under construction in Lower Silesia – the most in the entire country. It also recorded the best results at the end of Q1 of this year. The company is ready to respond to strong demand in one of the most attractive regions in Poland, which is why it has started the expansion of its largest investment – Panattoni Park Wrocław Campus – by another 30,000 sqm.

„Wrocław Campus is located in the heart of one of the best-developed logistics zones in Europe. This strategic location is chosen by global companies that care about the possibility of convenient access to many European markets, while maintaining lower operating costs, which Poland still offers. Direct access to the A4 and A8 motorways opens up access to a customer base in Germany and Austria, numbering over 100 million people. A region with such potential has a huge demand for modern industrial space, which is why creating further business clusters, such as Wrocław Campus or the emerging Wrocław South Logistics Hub in Magnice, is only a matter of time” – says Damian Kowalczyk, Development Director at Panattoni.

Near Wrocław Campus are, among others, facilities of the company Amazon or the complex of the Korean LG, including the largest lithium-ion battery factory in Europe. This confirms the business attractiveness of the location for industries such as e-commerce or automotive.

Huge space – green implementation. The next facility within Panattoni Wrocław Campus will be built in accordance with a high standard of sustainable construction and will obtain BREEAM environmental certification at the Excellent level. Clients will benefit from, among others, intelligent energy management systems, fittings reducing water consumption, or mechanical ventilation systems with high-class filters. The developer will also implement green zones, which it will equip with furniture made of ecological materials, provide electric car charging stations, and office spaces will be examined for natural light, acoustics, and thermal comfort. The implementation was preceded by a Life Cycle Assessment (LCA).

Attractive to investors. The first stage of Panattoni Wrocław Campus, which covered 185,000 sqm, was purchased at the beginning of the year by the company P3 and it was one of the largest transactions in the history of the Polish industrial space market.

On the way to more millions. In 2022, Panattoni exceeded 2 million sqm of space delivered in Lower Silesia, among others by starting the construction of Panattoni Park Wrocław South Logistics Hub, the first stage of which was completed at the beginning of this year and covered 120,000 sqm. The entire project was commercialized while still under construction. In the coming months, the developer will deliver another 90,000 sqm as part of the project. Within a year, the company plans to exceed 2.3 million sqm in the region.
