Panattoni has completed the expansion of a factory for a European manufacturer of goods

Panattoni, the leader of the industrial real estate market in Europe, with another production plant expansion. In the Łódź Voivodeship, the developer has completed the expansion of a factory for a European manufacturer of hygiene products - from 26,000 to 70,000 sq m.

In the Łódź Voivodeship, the developer has completed the expansion of a factory for a European manufacturer of hygiene products. The company, which previously occupied 26,000 sq m, will now benefit from an additional 43,000 sq m, of which 16,200 sq m will be production space. The handover of the factory took place at the beginning of this month.

Everything according to plan. When in mid-2018, Panattoni was finishing the first part of the production plant for the client – occupying 26,000 sq m – it was obvious that this was not the end. An attractive plot of land halfway between Łódź and Warsaw allowed for almost tripling the area. Nearly 3.5 years later, the developer started the expansion, and the European manufacturer of personal hygiene products can already use the additional 43,000 sq m. Over 16,000 sq m is taken up by production space. The new investment also includes a raw materials warehouse and a finished goods warehouse. Furthermore, a 1,400 sq m social zone and office spaces were created with the wellbeing of users in mind – ensuring, among other things, thermal comfort, proper acoustics, and increased access to daylight.

-Panattoni, thanks to access to land of the appropriate size, can ensure safe development for clients within a given location, correlated with the demand for their products and the general development strategy of the enterprise. I think that in the case of this project, it is worth emphasizing that the factory expansion took place without stopping production in the existing part of the facility and was completed in just 7 months. What is more, we made the space for the assembly of technological lines available to the client after just 5 months - says Marzena Tkaczuk, BTS Development Director at Panattoni.

As part of the new space, the developer provided a number of green solutions. The roof structure was prepared for a photovoltaic installation, and the technologies used in the facility will also allow for significant savings in water and energy consumption, as well as CO2 emissions. Furthermore, the plant was technologically prepared for the company's operations. The developer provided, among other things, a sprinkler system in the FM Global standard, and the raw materials warehouse was equipped with a lowered ceiling protected by an additional layer of sprinklers.

A good climate for growth. The expanded plant is located in the Łódź Special Economic Zone, occupying nearly 1,800 hectares and covering 45 sub-zones in 3 voivodeships: Łódź, Masovian, and Greater Poland. The area benefits greatly from its location at the intersection of East-West and North-South transport routes, while also lying in an area that houses the largest transport hub in the country. Such a location allows for efficient cooperation with subcontractors and effective distribution of goods both within Poland and abroad.
