Panattoni has completed the third stage of Panattoni Park Zielona Góra III, which is already 80% leased. The main tenant remains ECE Logistics, for whom this is the largest space leased within a single location. Furthermore, in the first half of 2024, the company will occupy two additional spaces, this time office ones, with a total area of 410 sqm.
In the Lubusz Voivodeship, Panattoni has already delivered nearly 750,000 sqm, and over 165,000 sqm remains under construction. The developer is currently responsible for nearly half of the volume of industrial space in one of the fastest-growing domestic markets – “After the first half of this year, the Lubusz Voivodeship was just behind the so-called Big Five in terms of delivered space. This confirms the enormous progress that this region has made in recent years. The proximity of the western border, combined with the growing volumes of industrial facilities with a very high standard, attracts modern business, which gains a base for international operations. It is precisely locations like Zielona Góra that have the potential to become a hub for companies' expansion into new markets” – summarizes Dorota Jagodzińska-Sasson, Managing Director at Panattoni.
An example of the location's potential is the complex of three Panattoni industrial parks in Zielona Góra. Two completed ones, with a total area of 137,000 sqm, have been fully commercialized. The construction of Panattoni Park Zielona Góra III has also been completed, and the 30,000 sqm space is already close to being fully leased. The facility is used by a global producer and distributor of spirits, as well as the transport company ECE Logistics, which has been conducting operations on the full leased industrial space since November of this year - a total of 11,500 sqm.
This is the largest space occupied by this company within a single location. The availability of the entire leased industrial space will allow for a significant expansion of the client base and comprehensively support the company's business partners in expanding into new markets. From the new facility, ECE Logistics will conduct processes for e-commerce industry clients and will serve such markets as Germany and France in the west or the Czech Republic in the south.
For ECE Logistics, one of the most important criteria in choosing a strategic location was a high standard of sustainable solutions, which will help the company achieve its environmental goals. The Panattoni investment perfectly meets this requirement: it is undergoing BREEAM certification at the Excellent level, and the start of construction of Panattoni Park Zielona Góra III was preceded by a comprehensive report by a qualified ecologist, who determined, among other things, challenges regarding the impact on biodiversity or improving the ecological value of the area. Panattoni plans not only to meet but to exceed the ecologist's guidelines – among other things, by creating approximately 1,000 sqm of green areas – twice as much as recommended. As part of the investment, the developer will also provide houses for invertebrates, insects, and birds, and will also ensure the reduction of CO2 emissions through increased wall and roof insulation. Furthermore, employees will benefit from, among other things, infrastructure for cyclists or electric car charging stations.
Within Panattoni Park Zielona Góra III, the last segment with an area of 5,000 sqm is available for lease. The space will work perfectly both in handling logistics, e-commerce, and production processes. A potential tenant will benefit from the park's very good location. The proximity of the A2 motorway allows for an efficient connection with the most important centers in this part of Europe, such as Warsaw, Poznań, Łódź, or Berlin. The S3 expressway, connecting Western Pomerania with the country's southern border, also runs in the vicinity.
