Panattoni with a new Build-to-own project for a global brand. DHL Parcel is using nearly 9,000 sqm of a cross-dock facility, which the company acquired at the end of last year.
A perfectly tailored collaboration. Over the last 5 years, Panattoni has regularly delivered bespoke cross-dock facilities for the DHL group. The developer has delivered, among others, two investments in the Greater Poland region, including 105,000 sqm in Żerniki, where the Supply Chain division conducts operations for an e-commerce fashion giant. Panattoni has also delivered two BTS facilities in the Warsaw region for DHL Parcel, with a total area of 17,000 sqm: in Pruszków and Radzymin.
Successful projects in the capital's market confirmed the capabilities of the developer, which has completed another investment, this time in a BTO formula, for the ownership of DHL Parcel, in Kostrzyn – 20 km from Poznań. At the end of December 2022, the company acquired a cross-dock facility with an area of approx. 9,000 sqm. Thanks to a sufficiently large number of gates and a sorter, the investment effectively serves as a parcel transshipment center. As part of it, the company uses a two-story office occupying nearly 1,000 sqm.

„The investment realized for DHL by Panattoni has great operational significance. The hall alone covers an area of almost 8,000 sqm. The facility has been equipped with the first cross-belt system in Poland, allowing for the flawless sorting of 7,500 parcels per hour. It is worth emphasizing that the operational unit in Kostrzyn near Poznań is one of the most modern and efficient facilities of this type in Europe. We are constantly developing our expert knowledge and investing in increasingly innovative solutions. Thanks to this, our efficiency increases significantly and we respond to the needs of customers, which we put first” – emphasizes Arkadiusz Stasiak, Vice President of Operations at DHL Parcel Polska.
As part of the investment near Poznań, DHL Parcel uses, among others, photovoltaic installations, electric car charging stations, and twilight sensors for outdoor lighting. Infrastructure for cyclists was also set up on the investment site, and Panattoni took care of planting trees and shrubs enriching the ecosystem as well as flower meadows that do not require frequent mowing. The developer also placed houses for invertebrates, insects, and birds.
The BTO investment was built in Kostrzyn – 20 km from the center of Poznań and 30 km from the Poznań – Ławica Airport. The facility for DHL is located 3.5 km from the Kostrzyn junction, connecting the A2 motorway with the S5 expressway, running through, among others, Wrocław and Bydgoszcz.
