Panattoni has purchased nearly 35 ha of land in Greater Poland

Panattoni has purchased nearly 35 hectares of land and will begin construction of Panattoni Park Poznań A2, with a target area of nearly 150,000 sqm, as early as this February. The investment will be located near the intersection of the A2 motorway and the S11 expressway. A building with an area of 82,000 sqm will be occupied by a fashion industry giant, and another 62,000 sqm will be speculative space.

The developer is constantly expanding its Greater Poland portfolio, and Poznań and its surroundings remain the heart of its operations in the region. The company has delivered a total of nearly 1,500,000 sqm here, of which 250,000 in 2022, and at the end of last year, 140,000 sqm remained under construction. The company is not slowing down in 2023. On a 34.7 ha site, Panattoni Park Poznań A2 will be built, which will allow the portfolio to be expanded by another 150,000 sqm this year. The construction of both buildings – 62,000 sqm and 82,000 sqm – will start in February. The larger one will be completed in October and will be fully occupied by a fashion industry giant, supporting the company's e-commerce

"The Poznań region is consistently at the forefront of the country in terms of demand for industrial space. The excellent location of the capital of Greater Poland, access to road infrastructure and exposure to the most important Polish and foreign markets attract international business, which is why we are launching another large-scale investment. Even before construction began, Panattoni Park Poznań A2 confirmed its huge potential by finding a tenant for over 80,000 sqm, who will serve several European markets from the Poznań location." – says Marek Dobrzycki, Managing Director at Panattoni.

Leasing such a huge area is a confirmation of the rapid development of e-commerce for the fashion industry, the global value of which was approx. 744 billion dollars at the beginning of 2022, and is expected to grow to 1.1 trillion dollars by the end of 2026.

The green revolution is becoming a fact. The facility built for the clothing giant will be another milestone in the green revolution of the industrial real estate industry, driven by Panattoni. The developer plans to obtain BREEAM environmental certification at the Outstanding level for the investment – previously absent on the Polish market. The project will be built without the use of PVC, and the developer will adapt the building's roof for a photovoltaic installation. In addition, the tenant will benefit from an increased number of skylights, a BMS system, and intelligent lighting. In terms of water savings, Panattoni will prepare, among other things, a rainwater recovery system. A drinking water treatment plant will also be built on the investment site, and domestic sewage will be discharged to biological sewage treatment plants.

The project also provides numerous solutions for employees. Users of the facility will benefit from, among others, chargers for electric cars, infrastructure for cyclists, a gym and an outdoor terrace, a volleyball court, a boules track, and a central drinking water installation in the office.

Panattoni Park Poznań A2 provides very good exposure to the nearby A2 motorway, connecting, among others, Warsaw, Łódź, and Berlin, as well as efficient access to the "Poznań Krzesiny" junction located 7 km from the investment, which connects the A2 and S11 – the latter will ultimately connect the Baltic coast with the Silesian Voivodeship. Furthermore, the park is approx. 15 km from the S5 expressway (Bydgoszcz – Wrocław). The investment in the region of the capital of Greater Poland also ensures very good access to employees, which is particularly important for facilities with such a large area. Employment within the park will amount to approx. 4.5 thousand people.
