Panattoni with another gigantic investment in Silesia. The company has purchased 26 ha of land and will launch its first project in Bytom, which will include three industrial halls. The location will allow for efficient access to key centers in the country and the Central European region.
By the end of Q1 2023, Panattoni had delivered 2.5 million sqm of industrial space in the Silesian Voivodeship – the most of all regions in which it operates. The company is not slowing down and is purchasing more land for new investments, this time at ul. Węglowa in Bytom. The investment, which will ultimately reach an area of 131,000 sqm, will provide tenants with an excellent location in the center of the Upper Silesian-Zagłębie Metropolis. Five national roads, the A1 motorway and two voivodeship roads run through Bytom – including the main transport routes connecting Kraków with Wrocław and the Czech Republic with the Polish coast.
“Bytom draws on all the advantages of the region, offering very good transport connections and a wide range of serviced land. The city does not currently have many modern industrial spaces, so the potential for development in this area is huge” – says Aurelia Rachtan, Senior Development Manager at Panattoni.
By creating Panattoni Park Bytom, the developer will provide a business platform supporting the development of many industries. Modern facilities will work perfectly in logistics, warehousing, and production processes, additionally offering social and office spaces and accompanying infrastructure, adapted to the activities of future tenants.
“Investors looking at the Silesia region appreciate the extensive infrastructure, access to qualified staff, but very often also emphasize the pro-business approach of local government institutions supporting the development of entrepreneurship. The involvement of local authorities – including, among others, the reconstruction of road infrastructure, or the extension of sewage systems over a distance of several kilometers – was also a huge support in preparing the implementation of Panattoni Park Bytom. We are very grateful and appreciate the help that makes us always happy to return to Silesia” – adds Aurelia Rachtan.
The land was provided by the Silesian company GTB Metropolis, which prepared the site from a legal and technical perspective. – “I was convinced that we would attract an attractive – for the Municipality of Bytom – buyer for our land. The location is excellent: in the immediate vicinity of the bypass, very close to the entrance to the A1 motorway, not far from the center of Bytom. I am very glad that this buyer is Panattoni – the most active warehouse developer in Poland” – says Mike Musil, Vice President of GTB Metropolis.
“Bytom is an attractive place for locating business. The location in the very heart of the Metropolis, excellent communication, and human potential are the advantages that attract investments. Almost all plots in our economic zone, purchased over the last three years, have already found investors” – says Michał Bieda, Deputy Mayor of Bytom. – “We are glad that the good climate for investments in Bytom attracts such renowned companies as Panattoni. We make every effort to ensure that investment processes run efficiently, but also in line with a sustainable approach to the surroundings and the environment” – adds Michał Bieda.
The investment will meet the highest standards in the field of sustainable construction and will obtain environmental certification using the BREEAM method at the Excellent level. The developer will apply solutions that limit CO2 emissions or energy and water consumption, and will also ensure increased insulation of walls and roofs. It will also implement an intelligent lighting system and HVAC devices. In addition, employees of the facilities will benefit from, among others, green zones in front of offices, infrastructure for cyclists, places for charging electric cars and very good access to public transport.
