Panattoni has secured financing and is starting construction of Panattoni Park Ruda Śląska V

Panattoni has started construction of its fifth park in Ruda Śląska. The new investment will include two buildings with a total area of 67,000 sqm. A loan of 30 million euros for the realization of the park was provided by Santander bank. The complex is already half-leased by the company REGESTA.

The Silesian Voivodeship is the first region where Panattoni has exceeded 2.5 million sqm, of which over 160,000 sqm is in Ruda Śląska. Over the past year, among other things, a logistics and printing center for the company midocean - a leading wholesaler of personalized promotional items and textiles in Europe - was opened in one of the local parks, occupying 40,500 sqm.

The space delivered so far by Panattoni in Ruda Śląska has been fully leased, and the potential of this location is recognized by financial institutions. Santander bank provided a loan of 30 million euros for the construction of the park, which began at the end of July this year, with a target area of 67,000 sqm within two buildings – 44,500 sqm and 22,500 sqm.

The first of the facilities within the complex will be commissioned in Q1 2024, and as much as 33,000 sqm will be occupied by REGESTA, a company from the TSL industry, for which the developer previously delivered 17,000 sqm in Tychy. The project within Panattoni Park Ruda Śląska V will be the company's first such large logistics center. Additionally, it has secured a right of first refusal, ensuring the possibility of expansion in the future. The logistics operator will move its regional operations and vehicle fleet base to the new space.

„Ruda Śląska, thanks to its central location in the Silesian agglomeration, just over a dozen kilometers from Katowice, fully benefits from the region's population, which also includes broad resources of highly qualified employees. Furthermore, the location allows for rapid transport of goods to, among others, the Czech and Slovak markets. The advantages of Ruda Śląska attract tenants, and all buildings delivered here so far have been fully commercialized. The lease of over 33,000 sqm by REGESTA confirms the positive trend, and the realization of Panattoni Park Ruda Śląska V will allow us to exceed a quarter of a million sqm in this location, responding to significant demand” – summarizes Marek Dobrzycki, Managing Director at Panattoni.

Panattoni Park Ruda Śląska V will be located in the vicinity of the A4 motorway and 15 km from the A1 motorway, which allows for efficient distribution to domestic and foreign markets. The drive to the Czech border takes approx. 30 minutes. Another advantage will be a very high standard confirmed by BREEAM certification at the Excellent level. The facility will use solutions in the field of energy efficiency and water saving, and the developer will also ensure the reduction of CO2 emissions both through the optimization of the construction process and the implementation of the latest technologies in the buildings.
