
Panattoni is expanding its portfolio within the borders of Łódź. The developer has started construction of the first hall as part of Panattoni Park Łódź West II, which will cover 70,630 sqm. Nearly half of the space will be occupied by Rohlig SUUS Logistics.
Panattoni has delivered over 2.2 million sqm in the Łódź region – more than in regions such as Mazovia or Lower Silesia, which underscores the key importance of this area for the company's development. The developer has delivered approx. 1 million sqm within the borders of Łódź. Now it will expand the volume by another 84,370 sqm across two halls.

The best confirmation of the potential is the lease of over 30,000 sqm by an international player such as Rohlig SUUS Logistics” – adds Marek Dobrzycki, Managing Director at Panattoni.
Panattoni Park Łódź West II is located on ul. Langiewicza, in the vicinity of the S14 road – connecting the A2 motorway (Warsaw – Łódź – Poznań – Berlin) and the S8 expressway (Białystok – Warsaw – Łódź – Wrocław). The first of the facilities will be delivered in the third quarter of 2024.

Over a decade of cooperation. The first tenant in the new park will be Rohlig SUUS Logistics. The Polish logistics operator will carry out processes on 29,815 sqm of warehouse space, of which 9,220 sqm is cross-dock space adapted for intensive logistics and handling operations. The company will also use a specially prepared office space equipped with panoramic windows covering 1,900 sqm.
– “Central Poland, including the Łódź Voivodeship, is constantly developing dynamically, which is why companies, including those in the production or e-commerce sectors, need comprehensive logistics support, including warehouse services. The new facility is a threefold increase in our operational capabilities in the region, as well as a range of services such as: storage, order picking, creating product sets, banding, or labeling” – explains Adam Galek, member of the board of Rohlig SUUS Logistics – “Why Panattoni Park Łódź West II? On one hand, it is a good location, and on the other, many ecological solutions and those that are adapted to the needs of employees or drivers, which is confirmed by BREEAM certification” – he adds.
The shared history of Panattoni and Rohlig SUUS Logistics has been written for over 10 years, recently opening new spaces in Lublin and Koszalin. In 2022, the company used as much as 42,000 sqm as part of Panattoni Park Poznań West Gate. – “Our cooperation is a real journey across Poland and facilities realized both in the largest domestic markets, such as Lower Silesia, Warsaw, or Greater Poland, as well as joint discovery of emerging markets, such as Bydgoszcz or Eastern Poland. Towards sustainable construction. Panattoni Park Łódź West II will undergo BREEAM environmental certification at the Excellent level. The developer will install photovoltaic panels on the roof, use dusk and dawn sensors for outdoor lighting, and implement a BMS (Building Management System). Tenants will also benefit from water-saving devices and sanitary fittings or modern and zero-emission gas heating systems. The developer will also prepare a number of solutions for employees, including: green relaxation zones with ecological furniture, infrastructure for cyclists, parking spaces for car-sharing, and electric car charging stations. Panattoni will take care of the biodiversity of the investment – it will provide shelter for invertebrates, insects, and birds, as well as carry out numerous plantings of trees and shrubs and flower meadows.
