Panattoni announces another major investment in Western Pomerania. Panattoni Park Koszalin, with a total area of 65,000 sqm, will be built within the subzone of the Słupsk Special Economic Zone. Construction of the first multi-tenant Panattoni park in this location will start next year.
Western Pomerania is becoming an increasingly attractive location on the Polish warehouse and industrial market. Thanks to its location, the region attracts many investors, especially from Scandinavia and Germany, as well as companies that distribute to these markets. The leader in the West Pomeranian warehouse market is, of course, the provincial capital – Szczecin. So far, Panattoni has built over 400,000 sqm of space in its vicinity, both in the form of warehouse parks and BTS projects (Amazon, Kion). Now, the developer has decided to invest in Koszalin – the second largest urban center in the West Pomeranian region (approx. 100,000 inhabitants) and a city with great potential, not only in terms of tourism but also the economy.
“Koszalin is slowly becoming an excellent alternative to Szczecin for companies interested in developing their business in Pomerania. The city is attractive due to its good location near the German border, well-developed urban infrastructure, and friendly living conditions, which attract qualified staff and entrepreneurs. Several universities and branch campuses of universities from other cities operate here, educating several thousand people, so tenants should not have difficulty hiring the right staff. We are observing these trends, hence our decision to locate our latest investment here. Especially since the local government is open to business needs, has attractive investment land available, and supports many initiatives. A city representative actively assisted us in choosing the location” – explains Małgorzata Zbróg, Business Development Director, Panattoni.
The property is located in the western, industrial part of the city within the Koszalin subzone of the Słupsk Special Economic Zone. The construction of a large logistics and industrial complex with modern Class A space will start next year. Panattoni Park Koszalin will occupy a total of 65,000 sqm across two buildings and will be the first multi-tenant facility in Koszalin. Tenants from various industries will be able to use flexible modules that will allow for both warehouse and production processes. The park will be certified under the BREEAM system at the “Very Good” level, thus meeting high environmental requirements.
An advantage of Panattoni Park Koszalin will be excellent access to transport infrastructure. The park will be built in close proximity to a junction of key roads: the international E-28 Berlin-Kaliningrad route, of which the S6 expressway (Szczecin – Gdańsk) is a part, and the S11 expressway connecting Koszalin with Poznań and the south of the country. For companies considering sea or air distribution, within a slightly further range of the investment are: Szczecin-Goleniów Airport and Gdańsk-Rębiechowo Airport, as well as seaports - in Świnoujście (a port for general cargo, including containers) and in Gdynia (general cargo and containers, port terminal). The nearest railway station and siding are just 3.5 km away. The location near the city and proximity to university campuses will ensure a supply of qualified employees and excellent communication.
