Panattoni has started construction of Panattoni Park Ruda Śląska IV. The new investment, covering 30,000 sqm, has already secured a significant tenant – midocean, which has leased 20,000 sqm for warehouse processes, with an option to expand by an additional 10,000 sqm.
Construction work at Panattoni Park Ruda Śląska IV began in March, and the completion and handover of the facility to the tenant is planned for October of this year. The new warehouse space will be adapted to the specific needs of midocean, including individually designed office space and a building facade consistent with the client's visual identity. The emerging hall will be a modern workplace for people interested in the logistics industry.
The new facility is being built next to Panattoni Park Ruda Śląska III, where midocean – a leading supplier of personalized promotional items, textiles, and business gifts in Europe – carries out its most important production and logistics processes. The facility, spanning over 40,000 sqm, is the company's largest logistics and printing center and serves almost all EU markets.

The new facility will undergo BREEAM Excellent certification. It will be equipped with a 300 kWp photovoltaic installation, which – alongside other energy-saving solutions – will reduce primary energy consumption. The building will be adapted to climate change, and the area around it will be developed with ecology in mind – trees and shrubs will be planted to support the fight against pollution and improve the aesthetics of the space, creating landscaped lawns, a flower meadow, and so-called pocket parks, which will certainly contribute to creating comfortable working conditions for those employed there. The entire investment area is on revitalized land.
As part of the investment, Panattoni has also committed to modernizing local road infrastructure to increase safety and traffic flow, which will positively impact the daily life of the local community. Among other things, Aleja Rodziny Girtlerów will gain an additional traffic lane, and its roadways will be widened. The pedestrian and bicycle path along the avenue and the road lighting will also be rebuilt.
Ruda Śląska, located in the center of the Silesian agglomeration, attracts developers and tenants with excellent access to qualified employees and developed transport infrastructure at the junction of the A1 and A2 motorways. Panattoni has already delivered nearly 200,000 sqm of modern industrial space in the city region, and the latest investment confirms the developer's commitment to the further development of the local real estate market.
