Panattoni confirms its position as a clear leader in Europe for another year. For the seventh time in a row, the company has won the Top Logistics Developers ranking, delivering 8 million sqm of space in 2020-2022 – more than three times more than the second developer in the ranking. Furthermore, at the end of 2022, Panattoni had over 4 million sqm under construction.
Panattoni delivered over 1 million sqm more than in last year's ranking, which covered the years 2019-2021. Thus, the 2020-2022 period was the most active in the history of the company, which developed its portfolio by anticipating and setting trends, creating investments tailored to the needs of dozens of industries and hundreds of clients, as well as setting the bar very high in terms of sustainable construction.
"The last 3 years have been marked by constant change and uncertainty – first due to the pandemic, and then the war in Ukraine. This has caused a new way of thinking about the industrial cycle and supply chain security, for which Panattoni was perfectly prepared, offering the highest standard of industrial facilities on the market" – comments Robert Dobrzycki, CEO & Co Owner of Panattoni in Europe and India. – "The increasing volume of delivered space perfectly reflects the harmonious development of Panattoni in Europe, which is also associated with the creation of new offices across the continent. In recent years, we have opened new branches in, among others, Spain and Portugal, France, Sweden, Austria, Italy, the Netherlands, Hungary, and Denmark. Furthermore, in 2022, we opened an office in India, expanding also outside of Europe". - he adds
The numbers achieved by Panattoni confirm the rapid development of the company in Europe. The 8 million sqm delivered in 2020-2022 is more than 40 percent of the total space completed by the developer since 2005. Furthermore, at the end of the year, the company had 4.1 million sqm under construction - more than 2 times more than the second company in the Top Logistics Developers ranking, and 3 times more than the third. – "The last years have been particularly active, and the demand for modern space has grown along with the increasing importance of trends such as the development of e-commerce, the value of which on the Old Continent is expected to increase from 600 billion dollars in 2022 to over a trillion dollars in 2026. The changes are confirmed by our portfolio, which already includes 1/3 of projects for e-commerce. A very important consequence of the pandemic and the war in Ukraine is also the phenomenon of nearshoring, which is attracting more and more manufacturing companies, primarily from Asia, closer to the end recipient, which particularly benefits our key market – Poland, located in the center of Europe" – adds Robert Dobrzycki.
A consequence of nearshoring is the subsequent manufacturing plants being built in the central part of the continent, which have become a specialty of Panattoni in recent years. Many of them are implementing BTS (build-to-suit) projects, which in Central Europe alone is responsible for delivering approx. 100 tailor-made industrial facilities, including technologically advanced factories.
Urban investments remain a very important part of the developer's portfolio, becoming an excellent platform for handling last-mile logistics. In 2020-2022, Panattoni delivered nearly 1.3 million sqm within this segment.
A leader on many levels. Panattoni also remains an industry leader in sustainable construction. The very high standard of implementation is confirmed by subsequent environmental certifications. At the end of 2022, the developer in Europe had obtained them for investments with a total area of over 10 million sqm, and plans to increase this number to over 16 million within the next year. In recent months, the company, among others, obtained an Outstanding rating in the BREEAM International New Construction system for Panattoni Park Szczecin III, which to this day is the only project at such a high level of certification on the industrial real estate market in Poland.
