Panattoni launches City Logistics Warsaw Airport IV

Panattoni is starting its largest urban investment in Warsaw – City Logistics Warsaw Airport IV will be built in the vicinity of Chopin Airport. In the first stage, a hall is being built, the tenant of which will be a company from the logistics industry.

Industrial space in the Warsaw region accounts for nearly 20 percent of the national volume. These resources are constantly being expanded, among other things due to Panattoni investments. The developer is consistently developing the urban segment in the capital: it has completed 5 City Logistics parks and 3 City Logistics Airport facilities, and has recently started further projects: City Logistics Warsaw IX in Targówek and City Logistics Warsaw VI on ul. Księżnej Anny. Now it is starting the construction of the first stage of City Logistics Warsaw Airport IV.

Ultimately, two halls will be built with a total area exceeding 45,000 sqm. In the first phase, an area of 10,700 sqm will be delivered, which will be entirely occupied by one of the leading logistics operators.

– „The characteristics of City Logistics Warsaw Airport IV will provide it with extraordinary versatility for business. The location by the Southern Warsaw Bypass and at the same time close to the center makes the park a great base for last-mile logistics, which has already been appreciated by the first tenant. Additional advantages are the proximity of the airport and the exposure of company logos along the S2 route” – comments Michał Samborski, Head of Development at Panattoni and adds – „Implementation in line with the Small Business Units idea means the facility is also accessible to small and medium-sized enterprises – the smallest modules for rent start from 800 sqm. A large share of high-standard office space will allow for locating company headquarters”

Locating the new urban park on Kinetyczna street – apart from the proximity of the airport – will enable access to important transport hubs and the S2, S7, S79 and S8 expressways, and consequently will guarantee tenants good communication not only with the Warsaw agglomeration, but also with practically all major cities in the country, especially in the south and west.

As part of the park, Panattoni will implement a number of sustainable solutions in the field of energy and water saving, as well as user wellbeing, which will allow for obtaining BREEAM environmental certification at the Excellent level.

Huge potential for cities

- „The City Logistics Parks concept has been developed by Panattoni for 7 years, and the rapid increase in volume and the subsequent investments being started – especially in the capital – confirm the success of this format and the huge interest of clients from many industries. One of the key aspects of company competitiveness is proximity to the customer and the ability to provide services quickly – and that is exactly what we offer” – concludes Michał Samborski.

Facilities from the City Logistics Parks segment are a combination of an excellent urban location with full flexibility. Thanks to the possibility of renting small warehouse modules, they are also aimed at small enterprises. The space is used by, among others, logistics operators, start-ups, small and medium-sized trading and trade-production enterprises. Not only warehouses or terminals are being built in urban parks, but also technologically advanced production plants, offices and even R&D departments and laboratories.
