Panattoni, the most active industrial real estate developer in the world, has secured a 27.5 million euro loan from Berlin Hyp to finance an Action distribution center in Zakroczym. The facility, completed in a BTS (build-to-suit) formula, will allow for the servicing of 160 of the chain's stores and the employment of approx. 300 people.
Already more than 40 percent of stores on the Polish market are discounters. Their growth generates demand for modern industrial and logistics space throughout Poland. A proven partner for this segment is Panattoni, which has realized gigantic spaces for its leading representatives. The developer has delivered, among others, in Silesia a facility with an area of 60,800 sq m for Action - an international chain of non-food stores operating in eleven European countries. In mid-June of this year, in Zakroczym, it opened another huge investment for this Dutch chain, which already has 280 retail outlets in Poland. Now Panattoni has obtained a 27.5 million euro loan from Berlin Hyp to finance the completed facility.

The distribution center in Zakroczym is the thirteenth such Action facility in Europe and the third in Poland. Two of the domestic investments were successfully completed by Panattoni. The financing obtained from the bank Berlin Hyp testifies to the trust of financial institutions in our projects for the extremely fast-growing non-food discount segment – says
Karina Trojańska, Chief Financing & Operating Officer at Panattoni.-
Once again, we are tailoring to the needs of the Action company. When we were opening the facility in Bieruń together, the company had less than 180 stores in Poland. Today the chain includes 280 outlets. It is a wonderful feeling to play an important role in the brand's success story on the domestic market. Subsequent successful projects for retail or e-commerce are the best confirmation of the competence of the Panattoni BTS department – says
Marek Foryński, BTS Managing Director at Panattoni. The BTS investment was built in Zakroczym and covered 53,000 sq m of space. The facility will accommodate up to 47,000 pallets, and the very large volumes will allow for supplying 160 Action stores throughout Poland, including significantly expanding operations in the Warsaw region. The full range of non-food products will be stored in the new distribution center. The company will also benefit from a modern office segment with an area of nearly 3,000 sq m. The investment will undergo environmental certification using the BREEAM method at the Excellent level.

Very high activity of Panattoni in the Warsaw region – approx. 2 million sq m of delivered space – is a huge asset for the growing non-food discount segment. By tailoring not only in terms of technology or green solutions, but also location in key markets, we guarantee companies a competitive advantage and support their rapid development. More than 100 BTS facilities in Central and Eastern Europe, and now another high-surface facility handed over to Action, confirm that the department is developing rapidly, and subsequent completions are only a matter of time – adds
Maciej Zawada, BTS Development Director. The distribution center in Zakroczym will use sustainable solutions, including solar panels for water heating, smart energy and water meters, or modern and energy-efficient lighting. Furthermore, the company's employees will benefit from electric car charging stations.
Year after year with Panattoni. In the first quarter of last year, the company completed a 60,800 sq m BTS facility for Action. Tailored solutions included, among others, a reinforced concrete mezzanine, a hazardous goods storage zone, a battery charging area equipped with an overhead crane for 108 pallet trucks, compactor containers intended for foil recovery, and a special room with a press for recovered cardboard. Furthermore, the facility obtained certification in the BREEAM system at the Excellent level, and with a record number of points in this category in Poland at that time – 77.1 percent.
