
Panattoni is starting another investment near Warsaw. The company has begun construction of Panattoni Park Grodzisk V in Natolin, and the project will be financed with a loan of 17 million euros. In the first stage, the project will reach 25,000 sqm, and one of the tenants will be a global manufacturing company.
The Masovian industrial real estate market confirms its unwavering attractiveness to tenants. Panattoni has already exceeded 2 million sqm of delivered space in the region, and more than 80,000 sqm remains under construction.

For the implementation of the 25,000 sqm investment, the developer obtained a loan of 17 million euros from BNP Paribas bank. – "Industrial facilities of a very high standard, located in the Warsaw region – one of the most dynamically developing business centers in all of Europe – attract tenants with a diverse profile. This potential is also recognized by banks, which provide financing for the implementation of subsequent business platforms in the region. Currently, warehouse facilities are the segment most willingly financed by banks in the commercial real estate industry. Trends show that they will remain the number one preferred by financial institutions for a long time. Panattoni Park Grodzisk V already has its first tenant – an international manufacturer. – "In the era of the reindustrialization of Europe, the share of manufacturing clients will grow, which is already confirmed by industry reports, according to which this group was responsible for nearly 1/3 of the leased industrial space in Poland in the first half of 2023. By creating projects in a flexible way, we create space for them to develop and operate even highly technologically advanced production plants" – summarizes Michał Samborski.
Panattoni Park Grodzisk V will be located in the town of Natolin, 2.5 km from the A2 motorway, 16 km from the S8 expressway. The new Panattoni park will be subject to BREEAM certification at the Excellent level. For the well-being of employees, the developer will create relaxation zones, and office rooms will provide good access to daylight thanks to glass walls. Flower meadows, a landscape lawn, and numerous tree plantings are planned around the facility. In addition, for the needs of the first tenant, the investment will be equipped with a number of sustainable solutions, including roof thermal insulation that will exceed current standards, and heat from technological processes will be recovered by the ventilation system. In order to reduce electricity consumption in the production hall, Panattoni will use presence sensors and a lighting level adjustment system that takes into account the amount of natural light.
