Panattoni sells fourth facility within the K-Flex complex in Uniejów to LCN Capital Partners

Panattoni has finalized the sale of a 33,000 sqm logistics center in Uniejów, developed in a BTS formula. LCN Capital Partners ('LCN'), a leading European capital partner for sale & leaseback and build-to-suit transactions, has acquired the fourth facility from Panattoni within the K-Flex production campus. Thanks to the cooperation between Panattoni and LCN, the campus has reached 100,000 sqm and allows for efficient service to customers in Europe, Asia, and the USA.

The cooperation between Panattoni, LCN, and K-Flex – a global manufacturer of flexible insulation and acoustic materials – has lasted for nearly 10 years and has covered 100,000 sqm of production and warehouse space. The developer has delivered six buildings within the K-Flex campus, four of which were financed by LCN Capital Partners – a private equity investor actively operating in North America and Europe. The company is once again interested in assets provided by Panattoni, and the latest transaction within the K-Flex campus involved the purchase of a 33,000 sqm logistics center. The recently completed facility provides another boost for the development of K-Flex's operations in Poland, from where the company supplies European, Asian, and American markets.

- "We are proud to support K-Flex at a critical moment for the market, when the importance of operating from state-of-the-art, efficient facilities built to the highest environmental standards is greater than ever. The combination of high-quality real estate and the potential for further development makes the facility very attractive, which is why we decided on another investment in this location. Our cooperation with Panattoni in Uniejów has been extremely fruitful, beneficial for both parties, and we look forward to its further expansion in the future" – says Ward Stocker from LCN Capital Partners.

- "By delivering subsequent facilities for K-Flex in Uniejów, we have continuously refined our very high standard, and the recently delivered logistics center is a perfect summary of our cooperation to date, marked by mutual understanding and great trust. Customer satisfaction is a wonderful reward for this project, and the interest and purchase transaction of the facility by LCN Capital Partners further confirms the quality and value of the Uniejów logistics center." – says Marek Foryński, BTS Managing Director.

- "I am impressed by the cooperation with LCN Capital Partners on another forward funding transaction. We have a developed model of cooperation and a long-term relationship, and LCN is the owner of 3 other buildings leased by K-FLEX Polska in Uniejów. The current transaction confirms the unabated interest in BTS facilities leased by a tenant for a longer period. It also confirms the attractiveness of investment structures in which transaction terms are set well in advance, known in advance, and transparent, especially in the current uncertain times in financial markets. I am grateful for the trust the team has placed in us and I look forward to further fruitful cooperation with LCN in the future." – said Paweł Piasecki, Excecutive Director, Panattoni BTS.

The K-Flex campus is located in a strategic location that fits perfectly into the company's international operations. – "Having a trusted partner – Panattoni – and a campus just 50 km from the geographical center of Poland creates excellent conditions for development. A developer who understands our needs and is able to broaden our perspective thanks to their experience is of huge value in such important and diverse projects – both production and logistics. We are also pleased with the unabated interest of LCN Capital Partners in K-Flex facilities, which confirms the huge potential of investments in this location and faith in the continuous development of our company." – says Bartłomiej Gröbner, Managing Director K-FLEX Polska.

The K-Flex campus is located about a 10-minute drive from the A2 motorway, which provides easy access to key markets in Poland and Europe, including Łódź, Warsaw, Poznań, and Berlin.
