Panattoni has finalized the sale of the Panattoni Park Poznań A2 complex in Robakowo. The facility, with an area of 150,000 sqm, is fully leased by an international clothing company, which uses it as one of its key logistics centers in Europe.

150,000 sqm for a single tenant

Panattoni Park Poznań A2 is one of the largest logistics investments in the region. The entire area of the complex has been leased to a single tenant from the clothing sector.

The warehouses support the storage and distribution processes of goods to European markets. The large scale of the facility, long-term lease, and location in one of the main logistics centers of Poland are significant advantages of the property from an investment perspective.

The sale of the complex allows Panattoni to free up capital for the implementation of further development projects.

Location by the A2 motorway

The complex is located in Robakowo, less than 19 km from the center of Poznań and about 8.5 km from the intersection of the A2 motorway with the S11 expressway.

An intermodal terminal offering direct connections to the ports in Hamburg and Rotterdam also operates nearby. Such a location enables efficient handling of domestic transport and the distribution of goods to Western Europe.

Hall B with BREEAM Outstanding certificate

One of the distinguishing features of the investment is the environmental solutions applied. Hall B, with an area of approximately 82,000 sqm, completed in the build-to-suit formula, has obtained the BREEAM Outstanding certificate. This is Panattoni's third investment in Poland with such a high rating.

The building utilizes solutions that have made it possible to:

  • reduce primary energy consumption by over 27 percent compared to national requirements,

  • reduce water consumption by 70 percent compared to the baseline model,

  • direct over 95 percent of construction waste to recycling or recovery.

The hall was also built without the use of PVC. The second building of the complex, Hall A, received the BREEAM Excellent certificate.

Large warehouses attract investors

The transaction demonstrates the interest of institutional investors in large, fully leased logistics facilities.

Poznań remains one of the most important warehouse markets in Poland, offering access to developed transport infrastructure, a labor pool, and Western European markets. For investors, long-term lease agreements and the high technical standards of the properties are an additional advantage.
