Panattoni starts construction of the largest City Logistics park in Poland

Panattoni will deliver approx. 44,000 sqm for Raben – one of the largest logistics operators in Poland. City Logistics Poznań III, the largest investment in this segment, will be built within the city limits at ul. Obodrzycka. This is another collaboration between the two companies in the Greater Poland Voivodeship this year.

Since the beginning of their cooperation, the Raben Group has signed lease agreements with Panattoni for an area exceeding 210,000 sqm, having previously used facilities in, among others, the Tricity, Warsaw, and Łódź regions. The cooperation between the companies in Greater Poland has a special dimension, where the first project – occupying 26,000 sqm – was delivered over a dozen years ago. This year, the logistics operator has already leased 12,000 sqm at Panattoni Park Poznań XII in Swadzim, and has now broken the record for the size of space occupied by a single company within the City Logistics segment. Raben will occupy the entire park (44,000 sqm) located in Poznań at ul. Obodrzycka. As part of the facility, it will use, among other things, 4,200 sqm of temperature-controlled zone, as well as high-standard office space. The logistics operator will begin operations at City Logistics Poznań III in July 2024.

- „Poznań is one of the most important logistics hubs in Europe and acts as a bridge between the capitals of Poland and Germany. International players will always look with interest at locations in this region. The Raben Group not only receives a park that, thanks to its proximity to the A2 motorway, will allow for the efficient handling of many domestic and European markets, but also an investment within the city limits, which will be a significant asset in attracting employees. Poznań provides fantastic conditions for the development of the City Logistics segment” – comments Katarzyna Kujawiak, Development Director at Panattoni.

The investment will be carried out in accordance with a very high standard of sustainable construction, which will be confirmed by BREEAM certification at the Excellent level as well as FM Global, issued by the world's largest American insurance company. The tenant will benefit from a range of energy- and water-saving solutions, as well as user wellbeing features. Furthermore, Panattoni will take care of the biodiversity of the investment by creating green zones on the premises. The facility will perfectly fit into the climate policy of the Raben Group, which recently received a silver EcoVadis distinction, placing it among the top 25% of companies worldwide that best integrate non-financial factors (ESG) into their strategies and operations.

- "The new warehouse in Greater Poland will enable the further development of cooperation with our long-term clients, and will also increase the possibilities for conducting new projects in this key location for Poland and Europe. These spaces will not only meet the highest safety, operational, and environmental requirements of the Raben Group, but will also complement our portfolio in the Poznań area with specialized storage areas, including urban logistics or temperature and humidity-controlled storage. From the new warehouses, we will be able to provide comprehensive logistics services including warehousing and a full range of value-added services, as well as container, customs, and distribution services. Good transport connections to Germany, Scandinavia, and other Western European countries, carried out as part of our European distribution network – together with stable operations offered in this region for years - may determine the further location of central European warehouses in Greater Poland” – adds Lucyna Zaborowska-Princ, Regional Director of Raben Logistics Polska in the Poznań region.

City Logistics is growing rapidly. Panattoni is on the home stretch to exceeding 600,000 sqm delivered as part of City Logistics – a segment of urban facilities that constitute an excellent platform for last-mile logistics. This year, the company broke a space record in Warsaw, completing City Logistics Warsaw IV in Annopol, with an area of nearly 40,000 sqm. Now, with the Poznań investment, it will exceed 40,000 sqm in this segment for the first time. These facilities present huge potential, not only for conducting classic logistics processes, but also for technologically advanced production or locating showrooms, R&D departments, and even company headquarters, thanks to the very high standard of office space."
