
Panattoni starts third BTS project for Carrefour. The 50,000 sqm investment will be built in Będzin in Silesia. The height of the facility will reach 13 meters, and over 13,000 sqm will be occupied by a technologically advanced cold store. The investment will be built to a standard enabling BREEAM certification at the Excellent level, and the developer will implement over 5,000 sqm of green roof. Carrefour will benefit from the location in the center of the Silesian Voivodeship and excellent connection to the A1 and A4 motorways.
Panattoni has so far completed two BTS facilities for Carrefour with a total area of 102,000 sqm, and is now starting another investment tailored to this multi-channel and multi-format retail chain. The developer will deliver 50,000 sqm in Będzin, of which 13,035 sqm will be occupied by a technologically advanced cold store, consisting of 4 cooling zones, the parameters of which will be adjusted to the outside temperature. The cold storage chambers will reach a clear height of 10.5 meters, and the remaining part of the building up to 13 meters, which will streamline operations. The project will be equipped with environmentally friendly solutions. Panattoni has, among other things, planned the preparation of 5,000 sqm of green roof, which, thanks to its sound-absorbing and thermal insulation properties, will limit the negative impact of noise, and will also protect the rooms from overheating in summer or cooling down in winter. In addition, the developer will develop green zones with office spaces. The investment will be built to a standard enabling BREEAM certification at the Excellent level. The location of the new facility will allow for streamlining the supply of Carrefour chain stores in the entire region and will support the company's rapidly developing e-grocery segment in Upper Silesia.

A large population (nearly 4.5 million) and population density (364 people per 1 km2) as well as an attractive location motivate companies to locate their investments in the region. By choosing Będzin, Carrefour Polska gains a location in the center of the voivodeship - approx. 7 km from the center of Sosnowiec, just over 10 km from Katowice and less than 20 km from Bytom or Chorzów. The proximity of the S1 road will allow for efficient access to the A1 motorway, and the A4 motorway will run approx. 20 km from the project, which will allow reaching Kraków in approx. 1.5 hours. The project's location also has international potential: the facility will be just an hour's drive from the border with the Czech Republic and approx. 20 km from the international airport in Katowice.
The Carrefour chain currently includes over 950 stores in 6 formats: hypermarkets, supermarkets, wholesale-discount stores, specialty stores and local stores. Carrefour is also constantly developing its e-grocery segment:

As part of the investment in a new, larger facility, together with Panattoni, we have applied modern solutions and equipment, which will certainly be felt not only by Carrefour customers, but also by suppliers and transport companies working with us.”The choice of Panattoni for the Będzin project is the result of the company's efficient projects for the Carrefour brand in Bydgoszcz and Rawa Mazowiecka. In the Kuyavian facility, which occupied over 38,000 sqm, the developer prepared a cold storage room – approx. 9,000 sqm – with a cooling system based on an ammonia installation and additional roof insulation. Panattoni also implemented a 0-2°C zone, including for meat and dairy, and 4-7°C for storing fruit and vegetables. The investment delivered in Mazovia occupied as much as 63,600 sqm and was also divided into different temperature zones, adapted to the stored products. Its location allowed Carrefour to efficiently serve the markets of Central and Eastern Poland.
