
Panattoni, the most active industrial real estate developer in the world, is launching one of the largest investments on the market – a strategic project for its long-term partner – the Media Expert brand. A complex of two halls with a total area of over 207,000 sqm will be built in Łódź in a BTO (built-to-own) formula. The distribution center will provide jobs for approx. 300 people, and the total value of the investment is 500 million PLN.
Media Expert is the largest distributor of equipment in the consumer electronics and home appliances segment in Poland with over 600 stationary stores in approx. 470 cities. It is also the owner of the online store MediaExpert.pl, regularly listed at the top of rankings of the most popular e-commerce platforms in our country. The new project is a response to the company's development and growing logistical needs related to both the e-commerce channel and the service of the retail chain.

Comprehensive distribution in retail, e-commerce, and omnichannel models will be conducted from the Łódź warehouse. It will primarily cover product groups such as home appliances, consumer electronics, and bicycles, but the company is diversifying its offer with new areas, including garden or fitness.
Strategic cooperation. Panattoni has already completed over 300,000 sqm for Media Expert in Central Poland. Thanks to the latest investment, this area will exceed half a million square meters within the next two years.

Marek Dobrzycki, Partner at Panattoni.The existing cooperation between Panattoni and Media Expert includes a number of strategic projects, including a complex of three warehouse facilities with a total area exceeding 270,000 sqm as part of the Central European Logistics Hub (CEL Hub) in Łódź. It is there that the chain created its central distribution center, from which it serves both the e-commerce channel and the chain of stationary stores across the country. The new investment is being built in the vicinity of these facilities, which guarantees operational synergy.

Michał Mystkowski.The complex will be built on a plot of over 53 hectares, in the vicinity of the Ryptułowice junction (road no. 14, Pabianice bypass), just 3 km from the S14 expressway, the western bypass of Łódź, connecting the A2 motorway and the S8 expressway. The investment will include 203,904 sqm of warehouse space and 3,656 sqm of office space. Construction will begin in the third quarter of this year.
Sustainable investment. The new warehouses for the Media Expert chain will meet the latest standards of sustainable construction – they will undergo environmental certification using the BREEAM method at a high Excellent level. The buildings will be equipped with a management system (BMS), supporting monitoring and optimization of utility consumption. A photovoltaic installation with a capacity of 700 kWp is also planned. Electric car charging stations and three shelters for parking a total of 80 bicycles will be built on the premises.
In Łódź for 20 years. Panattoni has been developing in Łódź from the very beginning of its operations in Poland – that is, for 20 years now. Thanks to its central location and excellent infrastructure, it is one of the key regions for logistics – the company has already delivered over 2.3 million sqm of modern industrial space here, including the Central European Logistics Hub – one of the largest industrial complexes in Europe.}
