Panattoni to expand the Flex complex in Tczew to 100,000 sqm

The developer will expand the production and warehouse complex of Flextronics International Poland Sp. z o.o. The 80,000 sqm factory currently consists of 4 buildings and is a key center for the company in this part of Europe, and Panattoni's task is to enlarge one of the facilities by 20,000 sqm. The investment will start in Q3 of this year and will be completed in March 2023. The transaction is based on a sale and leaseback agreement - the developer purchased one of the existing halls for the purpose of its expansion. 

Supporting a well-functioning organism. Flex, as part of its industrial center in Tczew, provides comprehensive solutions for the manufacturing of electronic products, offering clients engineering and production services as well as an integrated supply chain. The complex of 4 production and warehouse buildings is located in the Pomeranian Special Economic Zone and covers a total of 80,000 sqm. The developer will expand one of the existing halls, where Flex conducts production operations, by 20,000 sqm. After the expansion, the building will occupy 31,000 sqm, and the entire complex will exceed 100,000 sqm of industrial space. The project, which will start in Q3 of this year, will be carried out while the production plant in the existing hall is fully operational, and Flex will use the new space from March 2023. The existing building was purchased by Panattoni before the expansion based on a sale & leaseback agreement.

 - This is another collaboration with Flex, for whom we have already built in Łódź. Entrusting us with the development of an international enterprise is a confirmation of trust in the standards and competencies offered by Panattoni – adds Marzena Tkaczuk, BTS Development Director at Panattoni.

As part of the hall expansion, Panattoni will, among other things, install a sprinkler system to FM Global standards and a floor with increased load-bearing capacity. The developer will also equip the facility with a number of sustainable solutions that will allow it to achieve BREEAM certification at the Excellent level. Furthermore, users will benefit from, among other things, parking spaces designated for carsharing, as well as recreation zones.

The project for Flex is not the first sale & leaseback type in the company's portfolio. Last month, for example, the developer completed a BTS facility for Solaris in Bolechowo. For the purposes of the project, Panattoni purchased a previously separated property from the company, which it adapted for the planned operations, and also connected it in terms of both road infrastructure and utilities with the company's factory located in the vicinity. The 10,000 sqm facility plays a key role in the supply chain of parts and components for vehicle production.
